Meanwhile, the group of you meanwhile head to the new home and get setup.
Tyrus every bedroom has a fireplace - so you can take your pick - it's whether or not you want one of the rooms with a private bathroom, more than anything else. The Spare room on the second floor (the smaller of the two to the south) also has a fireplace.
There's also a Den on the second (first for the UK people) floor which makes up also part of the turret. Going around, there are a few looks but when they see that Tyrus is a Guild Artisan, the looks stop and there is no problem. The locks are all pretty good locks, but changing them as a new owner might always be a good idea. He gets to work on the locks

Griff has noted that they ran into people speaking a language they didn't understand and goes to find someone to begin teaching him the language. First, he needs to find someone willing to teach him such a language, which is not as common in Waterdeep.

Arlon pops out on one of the earlier days and heads to see his master. Stormforge looks over to him as he comes in, and listens to the story of everything that happened. "A new property, in Waterdeep? Well, looks like your following in your mother and father's footsteps, child. Of course, I am proud of you and that you have come so far since you were first left with me, you know. The life of an adventurer is a dangerous one though. So always be sure to stay alert. No more of that dozing off during lessons. Take everything you have learned from here and put it to use, child. And you are always welcome," he says, a look of a sad pride in his eyes, like a child moving out from home for the first time.
Heading back, Arlon begins working on the place, and then notices that an unseen force seems to be helping him tidy the place up, as a broom starts to sweep the place unaided.
[OOC: I vote for turning the bottom floor into a tavern to be leased out to someone else to run. The upper floors could be our residence and even offices or workshops, depending on what we want to do.
I think that making this building an inn could turn out to be very expensive because it would require putting in internal stairs and erecting a stables for guest's mounts. There would also be the overhead of paying multiple staff to clean and maintain such a large building to a suitable level for staying guests.]

Muttering to himself about not wanting to get his throat slit while he's sleeping, he ignores the message and continues working on the lock with the intention of making the building as secure as possible as fast as possible.

Confused, Tyrus will cast Detect Magic as a ritual to look at the magic in the area around the sweeping broom (Arcana Check, if required: 15 ). He is expecting to see a spell in operation from the School of Conjuration (i.e., the Unseen Servant spell). If this isn't the case, he will go back to his work but now be feeling a little uneasy.
Tyrus is beginning to think the manor is haunted, but at the moment he is more worried about physical threats than invisible entities interested in cleaning up the place.
However, he will act politely towards the entity if he has any further encounters, and he will also ask Griffdar to investigate the next time he sees the dragonborn.

With the strange occurrence behind him, Arlon goes looking for some staff. It doesn't take long to find three halflings who are looking for work - two men and a woman. They look related and scrawny as if they haven't eaten in some time. And they come with pieces of paper explaining their experience. The woman has barmaid experience, the older male has experience as a chef, and the younger male has been a kitchen porter at a couple of taverns in the dock ward. All three look like they're currently down on their luck, however.
Arlon is fine with taking the halflings but he will present them to the others before making any decision. He takes them back to the inn and will show them around while waiting to present them.
He will make small talk also trying to get a better insight on them.
(OOC: Arlon will spend a 1 silver to buy some food and test the cook, so they can have a decent meal in the process. He will also spend some money to get them a bath. )
Briga responds somewhat superstitiously to the writing in the dust, taking it as a demand. After claiming a room (no preference), she alternates helping get the bottom floor set up as a working bar and cleaning the manor as thoroughly as she can. She isn't particularly skilled at it, but seems concerned that it might be a "message from beyond."
"Are ghosts neat freaks?" She asks her friends. "Or maybe it's sentient dust that wants to die? I dunno. But it's weird, the writing in the dust, right?"
Aside from cleaning and doing what she can to aid her allies in getting some income coming in from the functioning tavern on the bottom floor, once all that seems settled, and the manor is either clean or she is bored with cleaning (1d4-1 hours later) she will see if there are side jobs for her Urban Bounty Hunter background to allow her to earn some additional coin, and she'll continue her training regimen.
Briga is a loud roommate, between the bagpipes for pleasure and her jury rigged weight training system she uses to stay in fighting shape. She has cobbled together heavy bags filled with grain or stone attached to poles that she lifts, pushes and pulls in various ways to tire out different muscle groups in order to stay in shape and become stronger. She might ask Tyrus if he can help make her system a bit safer - as it stands it's a series of messes, as her weighted bags periodically fall apart and burst in the midst of use. She also offers Griff a try at her jury rigged "weight system," as well as Arlon and Tyrus if they're so inclined. After the first few mishaps, she moves her "weights" into the yard, where they make less of a mess.
For endurance training, Briga goes for a weighted morning run "religiously" - she apologizes to Griff after misusing the term. Despite her twice daily workouts, she remains a boundless font of energy. She'll return sweaty and exhausted, but after a scant five or ten minutes of catching her breath, she's either bellowing on the bagpipes or looking for something else to do to keep her busy.
This post has potentially manipulated dice roll results.

As well as continuing to make the manor secure, Tyrus will also take his mule out several times a day to bring in bulk quantities of food and drink as well as loads of coal/fire wood for the numerous fireplaces in the building. He will try to convince Briga to help him with this (Persuasion Roll: 18 ), telling her it is an alternate form of exercise that is more efficient in the long run than simply trying to lift crude manufactured weights (i.e., let see what carrying a couple of bags of wheat or coal for several minutes does to her strength and endurance).
If she come with him to do these chores they can chat about the unseen member of their household. Personally, he has only recently seen things that he considers much weirder than a ghost with a neatness fetish.
"I'm kind of liking it," he tells her in reply to her comment about neatness. "It be telling me there's someone other than us wants to see right by the manor... Is that bag of wheat heavy enough for you? I can be giving ye something else, if ye want. I'm sure Wilberforce would appreciate it."
[OOC: DM, We will need a daily running cost for the building for heat, lighting, food, water, etc. so we can manage our budget and work out whether we can make this place a going concern. Either that, or someone willing to take over the tavern and pay us rent, so we don't have to do all the necessary work involved in running such a business.]

Briga is easy to convince, being inclined to help and wanting to stay in her new friends' good graces, and agreed to assist with Tyrus' errands. "Yeah, I think I could get a decent workout out of this, and it's probably more useful than the mess I keep making in the yard out of my weight set. Wilberforce - that's a great name for a mule. I wonder what mules think about. What would they say if they could talk?" Briga opines on this for a while, and makes similar idle banter, segueing into complaining about how despite her love of the adventuring life, it is "murder on your wardrobe," and goes off on a tangent again about buying nicer clothes, before course correcting back to her original fixation of a "magic glaive."
She'll also offer her support to the idea of just leasing the ground level to the halflings, as she has no real interest in the day to day operations of running a business. "If any of them are good cooks, see if they'll throw in free meals as part of the deal!"
Despite having a rough idea of just how much effort and cost there would be to setting up and running a tavern, Tyrus is warming to the idea; it appeals to the artisan in him.
So, the next time all of the group are together, he asks the others what they think of the idea of him taking over the tavern and paying them part of the proceeds as rent—when and if—the tavern starts making a profit.

Briga finds cleaning up the house doesn't seem to have too much issue, of course - it getting untidy again each time her weight bags slip. Going out and searching for anything that might bring in a few more coins, Briga spends some of her downtime searching for any bounties that need claiming

Tyrus: All together for the repairs on the house, it costs around 7 gp for the parts required, after the discount for being an artisan for one of the guilds. The public stable for residents is 1 cp a day, 1 sp for visitors to the area. So 1 cp per day for the mule.
Arlon takes the halflings to the tavern to have a look and meets the rest of the group with the three of them after they all get a bit cleaned up. They still look scrawny but clean and the halfling heads into the kitchen to prepare a meal for the group and a meeting place for them. After some time, the halfling chef brings out a dish to be tried - a pork dish with vegetables - and it is up to standard, and for the four of you a decent meal. The bartender halfling looks over the bar and makes a few notes before coming with a list of different brews that might help, and after the meal is complete the third halfling comes to clear away the dishes. You're happy with their service.
For running costs: it works out at 60gp per tenday for everything as regular expenses - having one of you as a guild member also bumps down the renovation costs and license fees. I'd say there would be a one-off cost of around 600gp for a complete renovation of the entire manor, where 100 goes towards the renovation of the tavern - which would include any further licensing you need.
Briga: Going to your contacts and various locations she knows bounties can be found, there is someone looking for information on a figure known as the Black Viper. From your information, you know that the Black Viper was believed to be dead, but there have been some apparent sightings recently - they are a very famous Waterdavian thief, who steals from nobles, but nobody knows their true identity. The reward is 500 gp.

Tyrus: All together for the repairs on the house, it costs around 7 gp for the parts required, after the discount for being an artisan for one of the guilds. The public stable for residents is 1 cp a day, 1 sp for visitors to the area. So 1 cp per day for the mule.
Arlon takes the halflings to the tavern to have a look and meets the rest of the group with the three of them after they all get a bit cleaned up. They still look scrawny but clean and the halfling heads into the kitchen to prepare a meal for the group and a meeting place for them. After some time, the halfling chef brings out a dish to be tried - a pork dish with vegetables - and it is up to standard, and for the four of you a decent meal. The bartender halfling looks over the bar and makes a few notes before coming with a list of different brews that might help, and after the meal is complete the third halfling comes to clear away the dishes. You're happy with their service.
For running costs: it works out at 60gp per tenday for everything as regular expenses - having one of you as a guild member also bumps down the renovation costs and license fees. I'd say there would be a one-off cost of around 600gp for a complete renovation of the entire manor, where 100 goes towards the renovation of the tavern - which would include any further licensing you need.

Briga: Going to your contacts and various locations she knows bounties can be found, there is someone looking for information on a figure known as the Black Viper. From your information, you know that the Black Viper was believed to be dead, but there have been some apparent sightings recently - they are a very famous Waterdavian thief, who steals from nobles, but nobody knows their true identity. The reward is 500 gp.
