Grugga moves 30 ft toward the hag and prepares for anything ((dodge action)). He orders Zap to move 20 ft closer as well ((zero action)) and orders Zip to fire from its spot by the ceiling corner ((bonus action)).

"Haha! Scared of losing your book, foul witch? What would we find inside, I wonder?"
Rohuzar'sswipe with his sword misses the mark, and the witch is able to evade Zip's lasers, but Aubrey'seldritch blast rakes down her back. She howls with a combination of pain and fury.
She looks directly in Leelan'seyes. "Then I guess I will have to repair the book. I'm done playing games with you nasty, nasty boys."
She begins to cast a spell. Leelan, you may proceed with tearing the book. You can also make a CHA save DC 14. [I need to know the result before I can finish the Hag's turn.]

Leelan, you feel a power drawing you away from the material plane, towards somewhere dark and cold. But you resist with all the will your gnomish mind can summon, and the spell washes over you without effect.
"Bah!!!" the Hag cries. "I swear, you will regret this, little piggies!" She takes one last sorrowful look at the book, then runs away, past Leelan. [AoO for Leelan and Rohuzar if they care to take them.]

Rohuzar'ssilvered sword pierces the Hag between her shoulder blades. She takes another step forward past Leelan, and then darkness erupts around her. "No!" she cries. Tendrils of inky darkness spread up from her feet, wrapping around her shoulders and neck, pulling her down to the floor. There is an awful tearing sound, and a rush of wind like a great, frozen hurricane. "No! One Hundred Years! No! I've waited so long already! Curse you wretched, wretched...". Before the Hag can finish her sentence, she vanishes with a 'POP'.
And the five of you are left alone in the dark sanctum under Flamewatch Hall.

Aubrey uses the small device given to him by Grugga, looking around to check that the others are still standing. "Everyone alright?" He asks with a breath of relief. "Perhaps we can look around this place a bit closer now? Guilim, do you think the malformed creature you slew was what you sensed down here earlier?" He turns and asks the halfling.
Leelan, the book is one of the holy gospels of Phobos, god of fear and despair. But within the torn pages are several other works. Smaller books, journals, pamphlets. Some are worked into the binding of the larger gospel, others are just tucked inside. There are pages in common, Old Imperial, and other unfamiliar languages. A more thorough study is required to glean more information.
Guilim would be able to tell that both of those creatures were fiends, which would fit with his prior divine sense detection of two fiends in the building.

The whole place is pretty spooky, Rohuzar. An elaborate dining room deep underground, a chained off room, a golden vulture... there is very little here that isn't unsettling. But there no longer appear to be any mortal threats.

Grugga rounds the corner and contemplates the vulture statue. "I suppose this represents Phobos" he says to no one in particular. "Gold..."
The artificer walks to the chained up room. Can he see if there is some mechanism keeping it shut (besides the chains, in other words is there a lock or a counterweight etc.)? Base roll: 6 Investigation = +3, perception = -1
After looking the room over, he turns to his team. "I suppose we should take care of that last poltergeist upstairs. If we're lucky, killing that hag calmed it down... otherwise we have one last fight on our hands." When he has a chance to talk to Leelan about the book, he says: "I'd like a chance to study that with you, when we have some free time after this job."
"Yes, good job everyone, but I doubt we will have our reward unless we rid the house of all presence of ghosts and fiends, so I think we'll just have to find a way to deal with that last poltergiest. There could even be more of them at the upper floor I fear. Perhaps bring some of that flour you found earlier Leelan, or if we can come up with some other way to reveal them?"Aubrey says, then moving over to help Grugga examine remaining door.

He holds up the book, opens it and threatens to rip it in half at the spine.
"I don’t normally condone the destruction of knowledge, but you leave me little option!"
(Hold action: if the hag casts a spell, Leelan will tear the book in half.)

"Well…that could have gone poorly…Excellent work, everyone. So…mission accomplished?"
He also looks at the damage he caused to the book and tries to figure out if anything can be salvaged from it.
