So... if I understand this correctly... you want to tear a piece of the black cloth that's covering up the whole balcony and preventing sunlight from entering. You want to use that cloth to cover the vampire, yes?
(To ZulkRS: Yes. Preferably in such a way that the shadow of the covering stays on the vamp on the way down so she doesn't get burned in the initial process of trying to cover her up. Seeing as they wouldn't have bothered with putting them up if it wasn't at least somewhat effective sunlight shielding.)

After putting the vampire carefully down on one side, Deva gets to work cutting some cloth. Normally it wouldn't take very long and one good chop would have been enough. However, since Deva has to be careful so the light that enters due to him cutting a piece out of the black cloth doesn't fry the vampire, it takes a lot longer.
( A bit unorthodox to Dodge instead of Disengage. However I have done similar tactics before in other games so this does tend to be the better choice in certain scenarios)
Val gives Elsara some healing and bolts toward the north stairs that Deva took, squeezing past Runt who was holding the door.
Elsara runs too. Elsara runs after Val with a potion in one hand and her sword in another. The Helmed Horrors make deadly accurate sword swings at Elsara's back. The bladesinger spins around mid-sprint and knocks the swords away with a swing from her own blade. The animated armor 4 hits the walls with its halberd.
Runt opens the damaged door that the armors were carving up. She hefts up her black axe and swings, the axe seeming to leave a trail of white faint light as it arcs. The Helmed horror quickly bashes the Axe with its shield and pushes it to the side. In the same fluid motion, the automaton swings its sword diagonally, slashing Runt's torso. Now very much upset Runt brings her axe upon the constructs head from the side. The blade impacts and caves in the helmet but it seems in her fury, Runt forgot that machine's don't feel pain and can't flinch when hit. While she was focused on striking the machine, the helmed horror plunged its sword into Runt's gut. As tough as the half-orc was, even she had a limit and it seemed she can't take much more punishment. Trying to put her down, the other constructs attacked. However the halberd swings were deflected and the crossbow bolts flew wide.
Further down the hall, Elsara was running away from the second group of constructs who gave chase. The gap the elf put between herself and the machines were quickly closed and she found herself in swinging distance once more.
The fire crackles on as it spreads with ever increasing speed. It begins descending the stairs and enters the basement. A odd smell hits everyone as the fire begins burning the basement. There are probably things that they don't want to catch fire, inside the basement that are going to catch fire.
Val places a hand on Runt's back and heals quite a bit of her wounds. Unless the vampire suddenly wakes up, Runt isn't going to be going down any time soon. Though at this rate, the building might go down before she does.
Devarus glances back worriedly and might've shouted, if not out of concern of somehow attracting yet more guards to the group. Who even knew if they could leave the grounds in pursuit of them as-is! So with a grunt and a muttered chant of, "They'll be fine. They'll be fine", he got to work bundling the vampiress up. It's by that point maybe that he notices the smell and threw another concerned look back towards the steer.
Yet believing or knowing that there could be little more that he could do to help without simply clogging up the escape route, he instead picked up his undead burden, climbed over the railing, and in keeping in mind the burden on hand, dropped off the railing intending to absorb as much of the impact as he could as to avoid accidently somehow killing their prize. Although he would be limping regardless after which, Devarus hurries as much as he could /away/ from the manor as possible. If he could angle his course to loosely be headed to the front of the manor all the better.
Action: Bundle Up Vampire.
Free Action to Pick her up.
Movement/Bonus Action: Use every bit of movement and Improved Fall Back to get away.

Deva jumps out of the balcony that's 30ft high up. He doesn't manage to stick the landing and hits the dirt on his side. He has to lie on the ground for a bit to collect himself before standing up again. The Vampire seems safe though.
Due to failing the Acrobatics, the remaining movement you had from the BA: Fall back got spent to stand up.
