Gendan, with no walls to stabilize you and the combined weight of you and val cause the rope to swing a back and forth and... (2)... The rope rubs on the jagged edge of the original hole and finally breaks. Both of you fall down. Gendan, while falling you hit the floor below you (1st floor). Make a STR save to grab on to the 1st floor ledge. You also took 2 Bludgeoning damage from getting hit while falling.
Correction: Elsara's Feather Fall slows Gendan and Val's fall: No damage but the rope does break.
Gendan, Val where do you stop? At the floor 20ft below you or the one 40ft below you?
"Nonononono!" Elsara quickly uses her Feather Fall to stop the pair from falling into a nasty crash. When she sees her spell works, there is a quick sigh of relief. "That was close." She smiles

With the others safely on the ground down there, she moves over to where the broken rope is tied up. She unties that half and attaches her own rope in its place.
(Assuming there isn't any sudden call of it's unsafe...)
As she will go solo and is much lighter (elves are apparently half-helium when checked against humans) she'll check the rope with a sturdy tug before attempting to make her own way down.
Upon reaching the bottom with the others, she'll hand over the second half of the rope so that someone with mending can fix it later.
(OOC: I've marked off two spell slots, one for Feather Fall, and one for Elsara will be casting Mage Armor since the group is going into the great unknown.)
She and Val descend to the bottom floor. Gendan can smell stagnant water in the eastern passage. It seems to be a long corridor that stretches further to that direction for more than her Darkvision range. She also notices what appears to be rat feces on the floor. However, these feces are larger than anything a normal rat would make. Maybe there are Giant Rats down here? The most disturbing thing she notices, however is that the darkness surrounding her is magical in nature and she can't see through it. The most disturbing thing she hears is squeaking of rats but it's different. The squeaking sounds much more deeper and louder than anything any rat would make. It seems to be coming from quite a distance away from her in the north and south passages.
Gendan relays the information to her mates and points out the rat shit to Val. She readies her blade and shield, and says, “I think we should go toward those noises. I wouldn’t want to leave something lurking behind us.”
Val with your keen smell, you also smell what appears to be rotting corpses. Gendan smells it to but it was late last night when I wrote that and I forgot to mention.
No, the noises aren't getting closer. They seem to be quite far away.
Val moves towards the corridor that hasn't has the rats sounds and moves his tail, looks at the one that has it and the rotting odor and growls a little bit then back to the one with no rats and takes a step into it, and then comes back to the center, near Elsara, sits and waits for the others to make a decision, hoping that they had understood him.
Just for clarification, there are 3 passages: North, South and East.
Rot smells and rat noises come from north and south passages. That's also where the magical darkness is. The east path doesn't have magical darkness or rat sounds or smell.
It does have some minor pitched sounds which sounds though.
Gendan, roll DEX with Disadvantage.

Val reaches the floor and if a wolf can make a look like "that was close" he gives it to Gendan.
He then sniffs and hears to see if he gets any information.
When Elsara reaches the bottom he licks her hand and rubs against her leg gratefully.
