...Yasmina and her hoard of summoned creatures are able to pinpoint approximately where the creature will arrive. It seems to be moving above your chamber somewhere. It's probably going to break through the ceiling near the middle of the burial chamber.

Whatever this thing is, it seems to be moving through the earth above you by means more otherworldly. If you wish, you may make an Arcana check to try to figure out exactly what this thing is.

"Watch out, something is about to come through the ceiling."The red-haired Half-Elf says quickly and quietly before retreating to the stairs together with Al-Asfeh. If there is still time, Lord Amir and the Air elemental servant would drag some sarcophagi to the middle of the chamber before finding cover in it's corners, as will the Giant snake.
I'll say Lord Amir and the Air Elemental can each drag 1 mummy to the middle of the middle of the room per turn (at the point where you can actually hear the approaching monster, you have 3 turns, so they can move 6 mummies total).
It's worth noting that the cultists probably won't just wait around while you fight whatever monster is coming for you... there will probably be an assault from the hallway as well.

Delvindra moves to a position in the main hallway between two of the rows of sarcophagi, hoping to use them as cover no matter which direction an attack might come from.
"Great idea, Yasmina!" Duwamilly comments, seeing the mummies being placed in strategic positions "The intruder should seem rather hostile to them, if it drops rubble on their heads while it breaks the ceiling!"
"It's worth noting that the cultists probably won't just wait around while we fight whatever monster is coming for us..." the ex-preceptor reasons "there will probably be an assault from the hallway as well. But, lucky us, the hallway is trapped..." and she positions herself at the entrance of the room "and if they overcome the traps, I will open a Gate here, at the entrance of the room, facing outwards, blocking the passage completely. They won't be able to enter! So," she smiles, confident "we'll just have to eliminate the monster".
The gnome cleric hastens with her preparations: she lights a torch and keeps it ready, behind a corner, to use to set fire to the area strewn with flammable substances, when the invaders reach that point. [[ OOC: 1st Turn ]] She then giggles as she exchanges quick quips with Gar Glittergold... and multiplies! Now there are four giggling Duwamillies... [[ OOC: 2nd Turn ]] She finally drinks the Potion of Invulnerability that Delvindra kindly gave her. [[ OOC: 3rd Turn ]]
Her tail flicking with increasing agitation, Delvindra once again adjusts her position to accommodate the others. Sensing her frustration, the voices in her head goad her and it's only the promise of having a more appropriate target to unleash her frustrations on that keeps her from hurling unkind words at her fellow Accursed...
She once again considers taking up a position in the stairwell with Yasmina, and once again reminds herself that the Half-Elf is more than capable of holding her own in a fight. Instead, she joins Duwamilly, preparing to protect the Cleric from their uninvited guest while she keeps any cultists at bay.

I'll go ahead and roll the monster's initiative to see if it rolls above 18... if it does it goes first; otherwise, the party will start out. I think we're doing group initiative for the boss fight because of how much is going on in this scene.

You hear the earth shifting above you... but nothing breaks through... it seems to be waiting for the perfect moment to strike.
Still, you know it's there, and approximately where... if you wish to blast through the ceiling at whatever is up there, make a DC 15 Perception check to locate the correct area of ceiling and then make your attack roll at disadvantage. You can also try to hit the area of ceiling with AoE effects.

Yasmina would have stepped out of the chamber and a few steps down the stairs into the next chamber where she stays hidden for now together with Al-Asfeh. Lord Amir, the Air elemental servant and the Giant snake would all be in the very corners of the chamber, ready to pounce on whatever decends into it.
(All would have ready actions to attack whatever drops into the chamber from above :-)
Duwamilly is using her concentration to stall the cultists... so she simply keeps her Preceptorial WandReady to welcome the intruder with a nice surprise as soon as it comes out.

With the air elemental, Zander, and Cal all present to defend Duwamilly, Delvindra once again adjusts her position. Moving 15' to her left and 25' forward, so she has a clear view of where their uninvited guest is expected to enter. With an almost sinister smile on her lips, she creates a bonfire directly under the space, in the center of the circled sarcophagi.
Alright, everyone who is trying to figure out where the creature will appear, go ahead and give me a Perception check.
By the time it gets close enough for you to hear it, you will have 2 rounds to make preparations.
