Sizan "hms", and cups his chin in thought at Cloudfur's request. "On may way to check out the neighborhood. Sadly, I haven't had as much an opportunity to explore /all/ of waterdeep, and this area has slipped one of those proverbial cracks." He says offhandedly.
For DM:
I the player don't know much about faerun as much as I'd like to, let alone Waterdeep. So, hard to gauge at least an auto-no. Would Sizan know anything off the cuff, or do you require a check. And if so, here's the below one.
You've heard the name, but can't put it together right now.
Standing on the front patio you can see down Saerdoun Street and down in to the alley. Most of the buildings are residences, but down the street you can see two buildings with signs protruding from them. The closest is a black sign with a pair of cat eyes on it. The other is a bit far away to see.
Down the alley and across the street is a three story building in which the top floor has been converted to a glass greenhouse. Through the glass you can see a rainbow of different colored flowers and plants - it's actually a fairly impressive sight, particularly in the dreary winter. There is a sign mounted on the wall beside the door with some words on it but you can't quite make them out.

As Sizan hands him the sketch of the upstairs Gargan will study it for a moment, taking interest in the attic space and noting the spare room alongside the bedroom. "A fine spot for research perhaps..." he muses to himself before following Sizan outside a moment later to come across Cloudfur enquiring about the Phaulkonmere. He has a think for a moment to see if he has heard of the place in his time in the city...
Phaulkonmere is a compound located in the Southern Ward, just south of Kolat Towers. It's a noble house occupied by descendants from two families (Tarm and Phaulkon), who are known to be members of the Emerald Enclave - a somewhat small organisation who's purpose is to preserve the balance between nature and civilization, as well within the city.
Nodding to Cloudfur as if he knows what hes talking about Gargan gives Cloudfur directions to the compound before adding "I think that I will have a look upstairs before seeing if I can find someone to provide us with some lovely new furniture. Hope you find the place!"
As he finishes he heads round to the stairs to the upper floors and has a wander round the rest of the house himself, in particular having a good look around the bedroom and spare room in the attic.
Sure. As Cloudfur found, it's pretty much empty - just filthy and a little run down. It wouldn't take a huge effort to at least get the residential part to a a liveable state (as long as you don't mind the invisible roommate).
Sizan starts to loft a brow at Cloudfur before simply shaking his head. "Of course a cat spoke to you. And if they want you to go so specific a place, it seems your presence here has already garnered quite the attention with one of the shakers here. I'd advise being on your guard, but only along way. Frankly, aside from the Zhentarium, Xanathar's Guild, and maybe the Lord's Alliance, any other shakers are fairly easy to deal with... Should be, at least."He admits after absently noting Gargan's directions.
"What you decide is your own business. But if you must go now, try to be back before the evening. There is still that other thing I wished to take you all to with the possibility of more work among other things." With that and an awkward pat on the shoulder, Sizan began making his way over to the cat-eye sign shop and stepping on inside if open.

Feeling dismissed now by the other members of his party - he thanks Gargan for the directions, gives Sizan a scowl (when he turns his back) and heads off to find Phaulkonmere - he'll return when he feels like it...... Should he pass by any interesting furniture stores he might peek in to see what he can furnish his new room with.
Gargan will use his rope to take some measurements for the two attic rooms by tying some knots where needed before heading back out. He then would set off into Waterdeep heading into the Trades Ward.
(We've got multiple threads going on here now so I'll try to keep it organized.. bear with me).
Sizan: You walk up the stairs to the front door. It's locked, you knock, and eventually the door is answered by a somewhat stern looking human dressed in a sharp suit, holding a smouldering pipe. "..Yes?" he says.
Cloudfur: The Southern Ward is on the opposite end of the town and quite a trek to get to. You could find a dray to make the trip quicker, or walk, which will be very cold and would take the better part of the rest of the day to get there and back. You'd be passing by all manner of shops and services so if there's something you're looking for you'll have to be more specific.
Gargan: You head out behind Cloudfur much in the same direction. You get to the end of the first corner, look to your right and see a shop with a sign out front depicting a bent nail. There is some wood piled outside the front - both new and scrap. Might be worth checking out.
Sizan started to take a moment to give the man a proper once over. Though seeing the suit and stern expression, the Yuan-Ti curtly cleared his throat, and straightened out: in effect, taking on a more serious air of his own. "My apologies good man for the possibly ill-timing. But, the sign--"he points loosely in the direction of the cat eyes. "conveyed a sense that this is some sort shop; and, I was interested to find out in 'what fashion'. Safe to assume also that you are its proprietor of this establishment?" He pauses for a heartbeat before extending a hand. "The name is Sizan, by the way. Sizan Sidrosin. I am new to the area -- along with several other fellows, having recently 'acquired' Troskull Manor."

Cloudfur: You have a wander through the city down to the south ward. it's an uneventful journey but a good way to get a sense of the city. Lots of shops are closed for the winter, few people are outside and there certainly isn't much 'going on' despite it being a nicer winter day than usual. You stop in a few curio shops to warm up along the way but don't find anything of interest. After a good 2-3 hour jaunt you arrive at the Phaulkonmere compound. The gates are open, and you walk up and knock on the door.
It opens, and you are greeted by a tall, middle-aged man with brown (but greying) hair, wearing moderately fine garb. "Greetings - you must the one I messaged earlier! Is it just you then?", looking around outside. "My name is Melannor Fellbranch. I'm the groundskeeper of this manor and a member of the enclave. Please, come in - we have much to discuss".
You enter into a grand foyer open two stories up, with twin curved staircases winding up to an upper loft in front of you. Doors are open on either side of the stairs, and two large sets of doors on either side of the room lead to other areas, but are closed. He leads you through one of the sets of doors, which opens into a large library with shelves full of books on two levels, chairs placed around the room for sitting as well as desks for reading or writing. He sits behind one and gestures for you to sit. "I'm glad my messenger found you - cats are the most reliable I find".
Sizan: The man replied "I see. Well that's interesting isn't it. Well if you've moved in I might as well explain what I do - come on in". He turns and walks away into the room, leaving the door ajar. You follow him in and close it behind you. Back still turned he gestures to a sideboard along the wall with 3 bottles and a collection of glasses. "Drink if you like - help yourself."
He walks behind a large wooden desk, piled with papers. It's fairly gloomy in here - most of the windows are closed and only a couple of burning lamps light the room. You get the sense the ominous environment is intentional.
"I'm Vincent Trench. I'm an investigator, of sorts. I specialise in finding information, and pride myself on always being able to get what my clients need. I have connections all across the city, as well as in most of the organizations and local factions, and in the government and more 'official' groups. If you need to know something, chances are high I either know it, or know someone who does, and if not I'll find it. My fee is 50 dragons for most needs. Sometimes more if it is particularly difficult, or sensitive.
So, now you know my story, or as much of it as you're going to get anyway. What's yours?"
Upon spotting the shop with wood piled out front Gargan is intrigued and so stops a moment on his way out towards the Trade Ward to look further. He approaches the entrance to the building, passing through inside if the door appears to be open for customers otherwise he would knock.
"Well met Master Fellbranch. I am The High Winds Upon The Mountain Flow Through His Cloudfur, but my friends call me Cloudfur. I must admit I was surprised by the talking cat, and my curiosity got the better of me. So here I am. Why did you seek me out?"
For all the preparation, the atmosphere was mostly lost on Sizan. Or at least, any affect never shows beyond faint curiosity. As for the drink, Sizan at least considers the offers, and examines the bottles without touching them. If he can perceive any faint finger traces, or markings in the wood (for example) that might hint at any being favored by the investigator in a short time, he'll pour a couple of glasses with the intent of handing one over to Vincent.
"I will be honest. I am half-way tempted to test that confidence of yours by saying 'why don't you tell me?'" He says, swirling and watching the motion of the glass in hand. "But you strike me as a man who does not deal in games of the sort, or a believer in 'free' services and information." Sizan meets Vincent's gaze, and seems to smile with his eyes. "There isn't much to my story... I came to this city hoping to pick up a few trades, and find answers to a question that has thus far eluded me. Sadly, I am not the most skilled of hand, or fortunate as far as material wealth goes. So, as you can imagine, I haven't been very successful at either."
"... But, I get by on odd jobs here and there. Admittedly, but namely small time retrieval jobs that the guard are too busy to deal with, or... frankly won't."He says, feigning a solemn air. "But that is life in waterdeep, and frankly I don't blame them... Speaking of work, do you have... hmm... consultation fee? A recently found something that could help me get one step closer to answer the question I had referred to earlier besides just your services -- not that I won't have a use for them soon enough -- But... I will only have one shot at using this method. And there's no telling how many more years may go by before acquiring another."
Just to be clear, his 'pendant' isn't showing at the moment.
