The map is confusing. Is that a door at the 7 o'clock position on room 49 with the purple fungus? It appears that you can go thru there, go down and then come back around to the other side of the stairs that comes back to the 9 o'clock position. That's can't be right, unless 50-52 are slopped or on some kind of mystical mobius strip.
If that's a door, then that changes the calculation about destroying the western stair since anything in there could come out the 7 o'clock door. Unless we can spike it or otherwise make the door impassable?
Okay, added some more to the map. There is only one staircase which goes under room 49 into the subterranean level (now highlighted in blue). Everything highlighted in yellow is one level.. everything highlighted in blue is the subterranean level you're going into. If you collapse the staircase you'll have to figure out how to get back up it. I also drew a path in red with the direction you walked starting from room 48. The next locked door is at room 53 (red circle) on the subterranean level... let's pick up (there unless you want to collapse the staircase).
You quietly make your way to the first door and put your ear to it... silence.
You creep forward to the second door and see it is much thicker than the rest have been. You press an ear to the door and you only hear only the sound of your own heart-beating rhythmically.
The first door appears locked, but the second does not.
The lock can be undone by someone who uses thieves’ tools and succeeds on a DC 20 Dexterity check (GL Rees!)
Rees, slightly smug at the fact that Shake couldn't pick the lock either. "I told you, it's not as easy as it looks. You got lucky earlier with your tuner but if you're not careful you'll break it. It's as much as skill as anything else -- I couldn't just pick up your instrument and play without practice."
You manage to crack the heavy door open surprisingly quietly and peek through...
Twigs and roots are piled on the floor of this sagging chamber. The collapsed southern wall opens into a vast cavern. Luminescent fungus on the rough walls and the high roof loom over a twilight grove of sickly briars, bushes, saplings, and other woody plants. Ruined walls and hollow towers protrude from the briars.
With your passive perception you also see there are four goblins sorting through various plant specimens in the southern part of the room (I marked the goblin's locations with red X's on the map).

The party waits in the E-W hallway while Rees sneaks down to listen at 53 and 54 and then reports back?

You can't quite get the tumblers to line up right for you... maybe Grom's new trick will have to be the solution for this one XD
(I think we should clear the other room before using a spell slot)

Shake watches Rees attempt the lock without success and takes out his "instrument tuner." "Let me try."

Alright. We'll come back to this one. Let's check out the area marked 54 on our map

What's the marching order? Whose opening the door to 54 (doesnt appear locked) and how (normally, quietly)? Please describe.
I think Alten, Talien, and Grom need to wait back here by the door to 53 while the two sneaks head down to 54 to try taking a stealthy peak inside

Assuming things go the same way they have, Rees will sneak ahead and open the door quietly, trying to get a look inside the room.

Assuming Rees comes back and tells us this
We could just barge in and take them. Or we could try to draw them out to us in some way.
