As Qivys opens the door, Kasimir barely has time to register the attackers when Omen rushes forward. He hears a deafening boom and sees the goons fly away from Omen, their ambush disrupted. Seeing them even more disoriented than himself, he rushes the only attacker remaining near Omen, the old man. He lashes out, cracking the rapier's knuckle guard into the man's chin.

Red
Reds sigh upon seeing the failed ambush is drowned out by the deafening boom of Omen's attack. Shaking her head to clear the ringing in her ears she sees Kas and Qivys rush up to the last one standing. Glancing at the others she sees the woman moving on the floor. Putting away her instrument she will calmly approach, drawing her rapier. When she reaches the woman she'll point the rapier at her neck.
"Stay still or it really will be bye-bye for you." She tells the lady, a calm smile still gracing her lips.

Qivys and Kasimir rush forward to join Omen in the fray. Quivys bear-hugs the older man while Kas clobbers him, knocking him unconscious with one deft stroke.
The wild-haired woman looks Red in the eye and caws like a crow. She draws her shortsword, disengages, and scrambles in a panic for the door to the room in the northeast, maybe ten feet from her. She slams the door shut behind her.
The door the woman just used appears normal, but the one to the east has a wooden bar across it, held in brackets on the frame and the door itself. The word “DANGER” is scrawled on that door in the Common tongue using chalk.
Nope - she disengaged in lieu of attacking, which disallows opportunity attacks. Not intimidated by Red, she used her shortsword to hold off Red's rapier, and got to her door successfully.
Combat is over. You can hear sounds of furniture being pushed up against the door the woman disappeared through.
Kasimir will lower the unconscious old man into a chair and use his rope to bind the man's wrists and ankles. "Someone should probably check on the kid. I don't know if Omen killed him or just knocked him out." Turning to Omen he says, "That was very impressive. I thought for sure at least one of them would hit us. I'll take ringing ears over a crossbow bolt any day."
He walks over to the door the woman escaped through and knocks on it with his rapier hilt. "Pardon me, madame, we were hoping to speak to you. You see, none of us want to hurt anyone. We were just startled when we saw your ambush. The old man is alive and we're checking on the boy. We have no intention of killing anyone. We were simply contracted to check out the lights and sounds that are scaring everyone in town. If we can find a way to stop all that you can continue to live here as far as we are concerned. So, will you talk to us, at least through the door? I promise, no funny business on our end -- just a conversation." Persuasion14
(Do you think, between the screams and the thunderous boom, Claire might join us? She might be able to help with the boy.)
"Pardon me, madame, we were hoping to speak to you..."
"You guys gotta get outta here," she calls back to Kasimir from behind the door. "You don't know who you're messin' with. Just go out the way you came."
Omen will check if the boy is dead or unconscious.
Lifting the teenager, Omen sees his head dangles at a grotesque angle from his body. His neck broke in the impact; he's dead.
The older man is unconscious but alive, his hands tied securely behind his back. Finding no chairs that will support his slumping body (just rickety stools), Kasimir lifts him onto one of the crude beds that wasn't upended in Omen's blast. He's out cold.
"Madame, I assure you, we want nothing more than to get out of here. If you could just answer a few questions, we'll be on our way and you can get back to.... whatever it is you do. First question: how long have you been living down here with a rotting corpse just on the other side of the door?"

The woman calls back to Kasimir from behind the door, "There's gonna be four more just like him pretty soon if you guys don' get outta here right now."
Qivys manages to waken the older man. He groans and sputters, pulls on his restraints, and tries to get his bearings. "What?" he says, confused. "Who are you?" But as his senses return, Qivys manages to scare him deeply. "We live here! We just work here! Please let us be!" As to the barred "Danger" door to the east, he says, "I don' know! I never seen it. Sanbalet says dead things. 'Don open that."
(I'm assuming the door opens outward, toward the room the woman has barricaded herself into, if she's piling stuff against the door.)
"Alright, then. Suit yourself," he says through the door. He pulls the hammer out of his bag and begins thumping on the door, tap tap, bang bang BANG, exactly like the sound of nails being driven in. When the old woman asks whats going on: "Nothing to worry about; we're just nailing the door shut. Can't have you popping out and attacking us. But don't worry, I'm sure your boss will be very understanding when he finds you nailed in there and all of his stuff gone. He may even let you out after a day or two." He hammers in the last of the "nails" and calls out to the others, "That should hold her. Let's get to work on the others." and then crouch beside the door, waiting in case she opens it. Deception17
"You will tell us everything!" he says menacingly. "You will tell us why you are here, what business you are conducting from this abandoned house and all about your comrades!"
Omen will punch his left palm with his right fist as he speaks. He will use Prestidigitation to have illusionary sparks fly to punctuate each request.
"If you do not tell us, we will not wait for the trial. You will be judged then hung from the top of this house."
The old man jumps at Omen's fireworks but his confidence isn't quite shaken by it. "Talk t' the boss. I jus' row boats." He coughs heavily. "Ye' got anything to drink with ye'?"

Qivys is taken aback by Omens sudden change in demeanor. He truly was a member of the city watch. Ruthless when the need arises. And always calculating.
Hearing the old man ask for a drink, Qiv hands him the uncorked waterskin. Hoping to play "good cop" to Omens "bad cop", he pulls up a stool next to the man and in a calm, quiet voice he speaks. "What my... unpredictable colleague means to say is, we just want to know what y'all get up to out here. You row boats, that's a good start. What do you carry on these boats? Who's "the boss"? When is the next job? You know, just simple stuff."

Omen gives Kas a smile then goes to the young man. Omen will check if the boy is dead or unconscious.

If the boy survives Omen will try to bind his wounds and set the young man up to a seated position.

If successful he will begin questioning the old man about who they are, why they're here, but mostly about what is behind door number two.

"Who are you?" the man responds. He adds, quietly, "Gimme one-hundred gold and lemme go. I'll tell ya' lotsa things."
