Halec uses an attack action and a bonus action attack to fire 3 times total, using Sharpshooter again for -5 to hit, +10 to damage:

Halec adds his 4th and final Precise Shot superiority dice to attack # 1: 2

Final Attack Numbers are 13, 17 and 17.  I will only roll damage for the latter two, let me know if I should do otherwise, but I believe the AC was higher than 13?

The spirit lets out a haunting high-pitched scream before fading away into magenta gas. When the gas disappears, the Ruby Snowflake shard falls to the ground in front of you, the cylinder holding the man disappears as well, he flies around the room with joy before saying "He's gone, hallelujah! Now our-" the ghost of the woman appears along side her three children "He's gone, nicely done, young heroes. Now, as I promised for you bringing my family back together, I would reward you." She turns towards her family "Ready guys?"  The five gather into a circle as a bright white orb appears between them, it then sends off a shockwave that changed the library from the creepy it was, to a much more clean and regal look. "That's better, now this is how our house used to be. Here the place is yours, enjoy!" She hands you the scroll, that turned out to be the deed to the house. The family then heads up toward the light, appeased. 

I snatch up the scroll. I pop it into my backpack. "let's take a rest and heal up, if all the snowflakes are as hard as this, we'll be dead before long." I take a long rest.

"There are perfectly good beds here you know, and as properly owners sleeping on the floor is hardly appropriate," Halec says, taking a short rest himself.

Halec uses 4 Hit Dice during the short rest to heal to full.  If there are no other threats, he will also take a long rest - using a bed.  

All the threats in the house are gone, and the house is not moldy anymore, as well as much brighter. (Don't forget about the Ruby Snowflake Piece.)
