Following Dench's suggestion, Uri rips of a piece of Gadston's tailored fuschia cloak with a silent apology to his liege, then, holding his breath, he darts up the wall and attempts to seal the pipes.
Gadston head for the ladder where the other Vampire headed up. He will move as fast as he can up the ladder to the top to see if there is an opening he can get through or bust through.
(I'll say everyone except Dench is close enough to be within Gadston's aura, so you can retroactively add the +3 if you didn't. Dragonborn breath weapons are not an attack and cost a separate action, but Direcris is close enough to use it. Dench you take half damage.)
Uri darts up a wall and stuffs one on the tubes but there is still another. Gadston rapidly climbs the ladder and just reaches the latch in the ceiling. It has a large wheel to open it, but it won't budge.
Direcris strikes the flameskull twice with his dagger. With the second stike the flame extinguish and the dead skull clatters to the floor. Small fires begin to form around the room. (I'm assuming Direcris would have attacked twice and the roll would have hit with modifiers, mathematically you would have killed it.)
The red mist still fills the room. (Everyone take 1 poison damage)
Dench will follow Uri's example, ripping a length of his own cloak, balling it up, and tossing it to him while he hangs from the ceiling by the tubes. Then he begin putting out fires like Direcris. He also moves close to Sir Gadston, casting Guidance on him so the Dawnlord can inspire him.
Gadston breaks open the door, revealing a dark hallway above.
Dench's cloak is enough to plug the remaining pipe, stopping the spread of mist into the room. The remaining mist hovers as a dense cloud on the floor, obscuring it.

Peaking through the hallway, Gadston sees three doors: two to the left and one to the right. At the end of the hallway is another ladder leading to a latch in the ceiling.
Direcris will prop the door open as wide as possible and break any windows he can. He'll take a quick glance around (Perception: 13) before climbing up after Gadston. Hopefully there will be time for a better look once the mist has cleared.
Gadston will yell to the others: "This way" as he climbs through the hatch. Gadston will pull sword and shield and protect the others as they climb through.
You all make it into the hallway on the second floor. There are oil lamps on each side of the passage, but they are unlit. After a moment of silence a honeyed voice call down from above.
"Guests, what drives you to venture my seminary so late into the night? Perhaps you are here to here to make a donation; it would have to be quite a large one to pay for the mess downstairs. Or are you here to seek enlightenment? Whatever the case you must be tired." The nearest door to your left swings open seemingly by itself revealing a well appointed bedroom. The oil lamp nearest to that room and one in the room light. "Please, make yourselves at home."

Dench nods in silent agreement to Uri and the others. He watches for more movement in the halls and seeks insight in o the honesty of the speaker, given what he can hear: 17.
"We seek a book, good host," he says. "We seek a book from your library, to help someone in need."
Gadston seems a little put out listening to the disembodied voice, you can tell it in his voice when he says "Of course it's a trap, it's always a trap when the voice with no body starts talking to you and doors open."
"My mother warned me of walking into traps." he mumbles. "She'd say" Gadston's voice change to a few octaves higher when he says this last "If a disembodied voice offers you anything, its a trap and if you walk blindly into traps be prepared to lose your head."
Gadston takes a step or tow forward, his sword and shield at the ready.
Dench puts his hand on Sir Gadston's shoulder. "Your mother's warning is a good one, my friend," he whispers.
To the disembodied voice, he says, "What could a host as generous and with as many books as you need? And, to demonstrate your kind qualities, is there anything you'd like to confess about the room before us?"
The voice chuckles from above. "The room is as you see it. As to what I need. A small favor really. There is a creature in the other building on this little rock. I require a small vial of its blood. Warren bring them some vials." The vampire you saw downstairs appears from the door to the right with a tray of vials.
"That doesn't sound so bad, the book for some vials of blood", whispers Uri. He raises his voice, "What manner of creature is this that you or your servants cannot simply do this task yourself?"
