I feel like an idiot. I've been searching everywhere to find out when you are creating a Homebrew magic item, what each type of Modifiers do to an item. Is there a place that list what this or that Modifier Type & Modifier Subtype do? In particular I'm stumped on Modifier Type: Size and Modifier Subtype: Large. But in general I would love to know what does what for each field under Modifiers. All the how to guides I've found point out how to make items but I can't find anything that spells it out for each option. Any help would be amazing. I'm sure it has been answered somewhere but I can't find it.

Okay, so, the way the Modifiers work is they need a Modifier, and a Subtype, and many also need some other information as well. Not all Modifiers/Subtype combinations work, and not all Modifiers and/or Subtypes work on all types of homebrews. On top of all that, some Modifier/Subtype combinations work slightly differently all alone than they do if other informs is added.
So far it is an insurmountable task that nobody to date has catalogued aalll of those possible combinations. Even if they did, they would have to pay attention to whenever the devs tweak the Modifiers again, because they change at times. Not a whole lot, just one or two subtypes start or stop working on one two type of homebrew. It would essentially be so much tedious work as to not be worth the effort. I tried it, realized quickly, and then said “nope.” So have a few other folks that I know of, and probably many more than a few that I don’t.
I will tell you that, as far as I am aware, the Size Modifier only works on races/species, and only up to Large I believe, nothing bigger. It probably also works on Subclasses, and maybe Feats too, can’t be sure. But if it works on a magic item at all, it would serve to effectively change the bearer’s size, not make the weapon itself Large. In addition, making someone “Large” with that Modifier alone won’t actually do anything though, you would also need to set its “Carrying Capacity” to Large as well using that Modifier. The rest all depends on what you want that to mean for that creature. But I’m not sure that Modifier works when attached to Magic Items either though. Make sense so far?
I can tell you that most of it is fairly simple once you get the hang of it, and the rest is figuring it out. Like, the Weapon Property Modifier only works on magic weapons for example, but I’d have to test it to figure out if a magic item can increase a PC’s Size and Carrying Capacity of not. The rest of it doesn’t make much sense, usually because it doesn’t do what you’d expect it to do, which can be frustrating. The easiest way to learn what stuff does what is to find something already in the system that does something sorta similar to what you want, and use it as a template to figure out how it works. If you can’t see anything functionally attached to it, that means one of two things:
The system can’t actually do that so you have to just include it in plain text.
Or
The system handles it on the back end and we can’t access that part so you just have to put it in plain text.
