Shapechanger. The mimic can use its action to polymorph into an object or back into its true, amorphous form. Its statistics are the same in each form. Any equipment it is wearing or carrying isn't transformed. It reverts to its true form if it dies.

The mimic can use this action to polymorph one of its pseudopods into a ladder and extend it up to 60 feet. Any creature that touches the ladder is subjected to the mimic's Adhesive trait.  The pseudopod can be attacked (AC 10; 5 hit points; immunity to acid and psychic damage), but a weapon that fails to sever it is subjected to the mimic's Adhesive trait.  Destroying the pseudopod deals no damage to the mimic, which can extrude a replacement ladder on its next turn.

Adhesive (Object Form Only). The mimic adheres to anything that touches it. A Huge or smaller creature adhered to the mimic is also grappled by it (escape DC 13). Ability checks made to escape this grapple have disadvantage.

False Appearance (Object Form Only). While the mimic remains motionless, it is indistinguishable from an ordinary object.

Grappler. The mimic has advantage on attack rolls against any creature grappled by it.

Spider Climb. The mimic can climb difficult surfaces, including upside down on ceilings, without needing to make an ability

Actions

Pseudopod. Melee Weapon Attack: +5 to hit, reach 5 ft., one target. Hit: 7 (1d8 + 3) bludgeoning damage. If the mimic is in object form, the target is subjected to its Adhesive trait.

Bite. Melee Weapon Attack: +5 to hit, reach 5 ft., one target. Hit: 7 (1d8 + 3) piercing damage plus 4 (1d8) acid damage.

Chute and Ladder. One creature grappled by the mimic’s ladder must make a DC 13 Strength saving throw, provided that the target weighs 500 pounds or less. On a failure, the target is pulled into an unoccupied space within 5 feet of the mimic, and the mimic makes a bite attack against it as a bonus action. Reeling up the target releases anyone else who was adhered to by the ladder. Until the grapple ends on the target, the mimic can’t extrude another ladder.

Description

Ladder mimics mimic the hunting method of a cave fisher; but rather than extruding a thin filament in the hopes a creature will brush into it, these mimics "fish" with a lure.  Namely: a pseudopod shaped like a ladder leading to another level of the mimic's hunting grounds. 

The mimic first affixes itself high along the wall or over a ledge, anchoring itself in place with its adhesive and shapechanging to blend in with its surroundings.  It then drops it "fishing line" from its hiding place to the ground.  When a creature attempts to climb the ladder, the mimic quickly coils the adhesive-coated appendage around its victim and hauls them bodily upwards to where it is lurking.
