Traits

Amphibious. The hag can breathe air and water.

Immured. Biddy is bound, magically and physically, to the Bog 'N Breakfast. She is unable to physically leave the confines of the building. If Biddy dies, the murky more swallows the building. The building is immune to damage as long as Biddy is alive.

Legendary Resistance (3/Day, or 4/Day in Lair). If Biddy fails a saving throw, it can choose to succeed instead.

Mimicry. The hag can mimic animal sounds and humanoid voices. A creature that hears the sounds can tell they are imitations only with a successful DC 14 Wisdom (Insight) check.

Actions

Multiattack. Biddy makes one Furniture Fling or Swampy Scratch attack, and it uses Boudoir Blink.

Boudoir Blink. Charisma Saving Throw: DC 17, one creature Biddy can see within 60 feet. Failure: The target creature is teleported to one of the empty bedrooms within the Bog and Breakfast.

Furniture Fling. Ranged Attack Roll: +9, range 60 ft. Hit: 25 (6d6 + 4) Bludgeoning damage.

Swampy Scratch. Melee Attack Roll: +9, reach 5 ft. Hit: 15 (2d10 + 4) Bludgeoning damage plus 10 (3d6) Poison damage. If the target is a living creature, it has the Poisoned condition until the end of that creature's next turn. While Poisoned this way, the target creature can’t regain Hit Points.

Spellcasting. Biddy casts one of the following spells, requiring no Material components and using Charisma as the spellcasting ability (spell save DC 17, +9 to hit with spell attacks):

At Will: Dancing Lights, Disguise Self (24-hour duration), Invisibility (self only, and the hag leaves no tracks while Invisible), Minor Illusion
1/Day Each: Hypnotic Pattern, Ray of Sickness (level 7 version)

Reactions

Tongue Twister. The hag casts Counterspell in response to that spell’s trigger, using the same spellcasting ability as Spellcasting.

Legendary Actions

Legendary Action Uses: 3 (4 in Lair). Immediately after another creature’s turn, Biddy can expend a use to take one of the following actions. Biddy regains all expended uses at the start of each of its turns.

Biddy's Bidding. The hag casts Command (level 2 version), using the same spellcasting ability as Spellcasting. The hag can’t take this action again until the start of its next turn.

Witch Strike. The hag makes one Furniture Fling or Swampy Scratch attack.

Lair and Lair Actions

Lair Actions. On initiative count 20 (losing initiative ties), the hag can take one of the following lair actions; the hag can’t take the same lair action two rounds in a row:

Blink. The hag uses Boudoir Blink.

Frightening Faces. One creature the hag can see must make a DC 17 Wisdom Saving Throw or becomes Frightened until the end of their next turn and drops whatever it is holding. On the target creature's next turn, they take the Dash action and run to the closest bedroom.

Regional Effects. The region containing a hag’s lair is altered by its presence, creating the following effects:

Beguiling Bedrooms. Each creature (excluding the hag and its allies) is assigned a number from one to eight when they enter the lair, starting with the creature having the lowest Wisdom score set as one then assigning each sequential number based on the next lowest Wisdom score. Only up to eight creatures can be assigned a number regardless of how many creatures are within the hag's lair. Whenever a creature enters one of Biddy' boudoirs, roll 1d8. The number rolled corresponds to one of the eight bedrooms, and the bedroom the creature is in becomes the bedroom corresponding to the number rolled. If the creature's assigned number matches the number they rolled, they must make a DC 17 Wisdom Saving Throw. On a failure, the creature falls under the effects of the Hypnotic Pattern spell.

Difficult Divination. Whenever a creature other than the hag or one of its allies casts a Divination spell while within the lair, the creature makes a DC 15 Constitution saving throw. On a failed save, the spell dissipates with no effect, and the action, Bonus Action, or Reaction used to cast the spell is wasted, but any resources used to cast it aren’t expended.

False Facade. The Bog 'N Breakfast as well as the plateau it's built up on have the illusory appearance of a quaint, well-maintained two story in and dry, packed dirt across the entire plateau. Any creature that succeeds on a DC 15 Intelligence ( Investigation) or a Wisdom (Perception) check, sees through the illusions. The Bog 'N Breakfast is a dilapidated building in various stages of decay and disrepair, imprinted upon the interior finishes and furniture are faint images of faces. The plateau is just a boggy as the rest of Goba Bog, with ankle deep mud and the smell of decay and feces pervading the air.

If the hag is destroyed, these effects end immediately.
