My character has a base AC of 12, and when I add either of these Armor Options (not both), my AC goes up to 16.
I would expect the Breastplate to bring it to 14 and the Chain Mail to bring it to 16, why are they both changing my AC to 16?
Any help is appreciated :)

Because the breastplate can also include a maximum bonus of +2 AC from your Dexterity.

I am creating a new character that is a fighter.
I'm trying to decide on some Armor and was looking at a Breastplate vs Chain Mail.
I understand that the Chain Mail will give Disadvantage on Stealth and that is okay for me.
My question is that the Descriptions for Armor Class are as follows:
