Man nobody has said it. Assassin Rogue with Mask of Many Faces and expertise in deception would make any of the exotic races viable as assassins in a more classic world (Human, Half-elf, elf, dwarf, halfling dominated).
Nobody has said that you can make the shadow monk's ability to cast darkness as 2 Ki so much better when you can see through the darkness with Devil Sight
Weirdly they can't take the feat tho because they never get the spellcasting or pact slots feature.
I would, however, say blindfighting style is a way to utilize it.
You take the fighter style feat and blind fighting style and you can whoop up on the fools trapped in the dark
Or in a long hallway ... Or a stairwell.
I mean, take an initiate caster feat and anyone can take the eldrich adept
No. I can’t make a direct quote of the rules because I don’t have an electronic copy of the book but the relevant text of the feat is “If the invocation has a prerequisite of any kind, you can choose the invocation only if you’re a warlock who meets the prerequisite.” Anyone can take Initiate Caster to gain spellcasting but no one is a warlock unless without a level in the warlock class, therefore only an actual warlock can take any invocation that alters Eldritch Blast using Eldritch Adept (or any other invocation with a prerequisite, for that matter).

Were talking about something else bro. Specifically, monks and rogues taking the feat. You have to be able to cast spells to take the feat so taking any initiate caster feat would qualify them to take Eldrich Adept
I have been convinced that an Abjurer would in fact desire Armor of Shadows and that Mask of Many Faces is viable for certain sneaky types.
The argument about normal darkvision being common and magical darkness not being common is silly. Once you take this feat your next obvious step is to arrange for it to happen. If you are not one of the 5 or so races that get it, a spellcaster, or shadow monk, then you convince a friend to learn the spell/ability.
Eldritch Mind is not as good as Warcaster, Fiendish Vigor is rarely as good as +2 to Con once you hit 6th level (assuming you don't already have 20 Con). The bonuses to saves outweighs the ability to spend an action in the middle of a fight to gain 1d4+4 temp hitpoints (buy a potion of healing folks). And it certainly is not as good as the Abjurer Ward.
I cannot wait to annoy my DM when my Shadow Monk gets Devil Sight at 8th level.
Unfortunately by RAW you can't pick it up.
I would pick up Fighter Initiate and Blind Fighting instead.
Devil's sight has no prerequisite, nor does Eldritch Adept. Therefore one does not need to be a warlock nor a caster of any sort to take the feat and select that Invocation
Yes it does actually:
Eldritch Adept
Prerequisite: Spellcasting or Pact Magic feature
Studying occult lore, you have unlocked eldritch power within yourself: you learn one Eldritch Invocation option of your choice from the warlock class. If the invocation has a prerequisite of any kind, you can choose that invocation only if you’re a warlock who meets the prerequisite.
Whenever you gain a level, you can replace the invocation with another one from the warlock class.
Since your ability for shadow monk does not grant you the Spellcasting or Pact Magic feature you cannot take the feat.
Shadow Arts
Starting when you choose this tradition at 3rd level, you can use your ki to duplicate the effects of certain spells. As an action, you can spend 2 ki points to cast darkness, darkvision, pass without trace, or silence, without providing material components. Additionally, you gain the minor illusion cantrip if you don’t already know it.
It never actually gives you the Spellcasting or Pact Magic feature.

Oh shit, good catch. The spells I get from Shadow Monk don't give me the spellcasting feature. Damn.
I found it kind of weird as a prerequisite but your DM may allow anyway. I certainly would but I wanted you to know just in case.
I am super surprised that the monk doesn't get a way to see through the darkness. I would have given them a way to spend Ki to get devilsight much like Astral Self does.
Quick note I think some people missed: taking Magic Initiate doesn't grant the Spellcasting feature. So simply taking that feat won't allow you to take Eldritch Adept

I am a personal fan of Eyes of the Rune Keeper. Depending on the game, having the ability to read any written text is invaluable.
Edit: Gaze of Two Minds is also really interesting and can be really useful too.
