Bjorn casts Disguise Self and appears as Abernath from the paintings, with his hands clean and his clothes chosen from whichever painting's outfit is less flashy. He conceals a dagger and pockets his spell focus, grabs the thieves' tools and leaves the rest of his gear in his backpack, in the library.
He heads downstairs and tries on a pair of Abernath's boots, in order to leave Abernath's own footprints. [They might not fit, he's a pretty tall fellow. But he'll try.] And puts on one of Abernath's coats, tucking the thieves' tools into a pocket.
He performs a dramatic bow to the party and swirls his coat as he turns for the door. "The time is not yet right to announce my return fully, so I dearly hope no one recognizes me under my hood..!" He winks and heads out the door.

Who wants to "catch him?" I can escort my good friend Abernathy here toward one end, guard style while someone moves in from the rear."

Sorsha is practically invisible as she peeks out the door. She doesn’t see the man at the alley that Sparhawk talked about, but there is a large pile of garbage/ debris blocking your view from here.
Realizing she can't see their target Sorsha, being practically invisible, sneaks the other way and around the house, hurrying to try to get around from the back to cut off the spy from retreating.
Eberk opens the door to peek inside the room. It is very dark, with just a little light coming in through curtains covering a window to the balcony. He sits down in the doorway and conducts his ritual to illuminate any magic within as his companions seek to surround the spy seen from the balcony.
"Abernathy" wanders over in the direction of the alleyway, keeping his head down and pausing to look at various stalls or passing birds. Basically trying to give the others enough time to get in position.
Sparhawk and "Abernathy" head to the left (or north side), while the others head to the right to try to not give the spy an exit. Sparhawk makes some small talk with Abernathy while keeping his eyes inconspicuously scanning for the spy he saw initially, yet counting on the others to corral him in (like wolves closing in on their prey. He has a javelin at the ready as his role standing guard over the wizard.
(And perhaps don't use lethal force now. Even in a place like Luskan I think we could get in trouble if we killed a man because he spied on a house. ;-) Better just grapple him or something if he tries to escape.)

"In broken common/ orcish) "Boss, you wants me to catch you a piggy or goat to eat?" Licking his lips in anticipation of the yummy potential meal
