Noticing that something is amiss with this Wererat's defenses, Drazzim will settle for yelling at it as loud as he can. This will hopefully provide a distraction and let one of his colleagueswack the ratman more efficiently than the dwarf could.

Realising that whatever the thing is, it isn't likely to keep struggling with a couple of broken ribs, Utar draws level (B33) with the rat-man. TakingTadvantage of the distraction from Drazzim, he unleashes one handed swing of his warhammer into the stomach of the creature.
Utar steps in and swings his hammer. He can hear the sound of crunching bone but these noises continue way past the point when the cleric's attack is over. Utar fears this suggest the creature's bone are healing and going back into place as well.
NOTE: You have all now attacked and hit the Wererat at least once and noticed that the only thing that seemed to cause any permanent damage so far was Graxx's auxiliary radiant damage. Your characters are smart enough to make the necessary conclusions from this point on.
Praxx runs over with his rope in hand (to B,31) and begins quickly moving his hands and rope around the grappled Wererat.
*OoC- I honestly don’t know what I would use in this situation. Since he is already held down very well I’m wondering what I should roll to tie him up. I will make a few rolls and it’s DMs choice*
(@All: I agree with @Drache here. Tying a rope is more of a survival thing.)
Graxx places his leg behind those of the Wererat and pushes forward with all of his weight.
-> Wererat's acrobatics check vs. shove: 6 - the fall is awkward for both the barbarian and his opponent, but it achieves the intended goal. The Wererat is now both grappled and prone, while Graxx is voluntarily prone.
Following Graxx's orders, both Praxx and Neya approach the Wererat wielding their lengths of rope. One helps the other, and within a few seconds they hogtie their foe and gag him too. Graxx is still keeping a hold of the monster.
The Wererat attempts to get out of his precarious condition:
-> Athletics check to try and force his way out of the ropes and the bear hug: 5 - Nope... The threat has been neutralized.
Graxx remains sitting on the rat and says, "So, to be truthful. This is as far as my plan goes. What do we do with this thing now that we have it? Blades don't harm it. Could we drown it and skin it to make some really strong leather armor?"
Utar goes down into his haunches, trying to get closer to the face of the rat-man and tilts his head to one side, studying the creature and addressing it directly.
"Can you understand us? This would go much smoother if you could?"
The Wererat's fur and skin sizzle as Praxx presses a silver coin against it, and the humanoid creature screams in pain. For a brief moment, this reaction sparkles a thought in Neya's mind, but it is gone just as quickly. The monk can't really tell what is was that she might have remembered about were-creatures.
Between snaps of his jaw and flying spittle everywhere, the Wererat says to Utar in a raspy voice (in Common): "You can't have it... It's mine... go away now!" The creature looks irritated and wrathful but ultimately harmless under all the weight Graxx is putting on him.
This post has potentially manipulated dice roll results.
Praxx steps around in front as soon as he hears the creature speaking common.
“Wait you can speak common!? We aren’t here for whatever you think we are here for. We are just trying to repair the lighthouse. I know you are in a tough position right now but if you can help us we will help you.” Praxx says in his most calm and caring voice.

Graxx looks at first in disbelief that his blade did not hurt that rat but this turns into rage.
