Hey guys, I've been fooling around with the homebrew item/ feat creation features (I'm a free user), and can't figure out how to get this item to work properly. Here's what it does (it's an artifact for a max level character I'm transferring to here.)
Grimoire of the Archmage: While attuned to this magical spellbook, your intellect increases to 24, up to a maximum of 24. You gain the ability to cast "Teleport" at will, but must be familiar with the location in order to use this feature. In addition, this magical book contains the secrets to the spell "Font of Creation" and may be cast as a 9th level spell. Once used, you may not cast this spell from the book for 10 days. This book functions as a spellbook, and contains a magical number of pages, so you may always add new spells within when discovered.
I've figured out how to get the Teleport spell on it but can't get the "at will" part to work.
I also can't figure out how to get it to require attunement even when I check the attunement box at the start, or set my intellect to 24.
The attunement should be working if you’ve checked the “requires attunement” box.
For the intelligence score, add a new modifier, then choose “Set” for the modifier type, then choose “Intelligence Score” for the modifier subtype. Then in the “Fixed Vale” box, enter 24.

Thank you friend, looks like it was a matter of using different boxes for the things I was trying to do, I was basing the item off of the Tomes that increase ability scores and that was causing issues. <3
A very cool item! I like the idea of normaly mundane items being magical. Such as spellbook. Though if I may:
"Grimoire of the Archmage: Your intelligence score is 24. It has no effect if your intelligence score is 24 or higher. You gain the ability to cast "Teleport" at will. In addition, this magical book contains the secrets to the spell "Font of Creation" and may be cast as a 9th level spell. Once used, you may not cast this spell from the book for 10 days. Now I'm not sure what you mean by "This book functions as a spellbook, and contains a magical number of pages, so you may always add new spells within when discovered." Is it just infinite number of pages so you never need to have a second spellbook? Or does it allow you to copy a new spell instantly as say, an action?
Else, it's a very cool item! Best the loot and luck to you my friend! ^^
The idea was that you never need to get a second spellbook as long as you have this item. If you lose the book though, you would have to go about finding anything within it again if you got rid of the other books.
The item is homebrew for a character I've played for a long time, I'm still currently tweaking things but the gist of it is he compiles everything he's learned in one place. His shtick was teleporting / popping in and out of places, hence the at will spell with the "familiar" only restriction, and he wrote his backstory spell into this book. I've yet to actually add rules to said spell. The 24 int is just because well, wizard. You spend your life reading you're bound to get "smarter."

Well if it's an NPC you're creating you can just set his Int to 24. My DM, for many many many years ago had a group that pissed of the Red Wizards of Thay. If ya haven't heard of them, they are evil wizards who will **** ya up so bad the deck of many things is gonna seem about as dangerous as a nerfed goblin. And these red wizards kept teleporting in. They had a perfect rutine of: Scrying, Teleport, Chase, Repeat. However this was in 3e where teleport was 5th level. Man, I almost had it. Nvm. You could make it kinda like a book of shadows. Where you can spend an hour focusing on the book and it reappears in your hands ^^. But I really like the item. It's nice to see unique magical items. Like spellbooks! ^^
