Ludolf gives Klin a quick nod as the monk finishes off Auntie Greenbones, then hurrying down the stairs after Sanza, making sure that Daventry and Klin are ahead of him. He also awaits a report from Edgar watching the front door to the tower as soon as Sanza leaves the building.
Every tattoo alights on Daventry's back as a white energy swirls around her limbs, leaving a comet's trail behind her as she sprints after the last remaining hag.
As she runs, she looks for any trail that might have been left behind from Pardot's Faerie Fire spell (or trail of blood) which might still be afflicting the hag, in case she did not flee the tower. Otherwise, full speed out the bottom and in chase.

Triäsa's attempt at shifting away from the attack only places her more in line with the hag's claws. Deep, bloody slashes run across the side of her face. Wincing a bit from the pain, she decides to follow after the others, albeit keep back a bit. She remains on the lookout for any additional dangers. (Perception: 24)

The group of you head off down the stairs, Daventry in the lead followed by the rest of you in whatever order you would like. When Daventry gets to the bottom of the stairs he finds his way blocked by the elf statue that has, unsurprisingly, come to life and now prevents you from exiting the stairs.
(The way the stairs wind only the first and second person's down the stair will have line of sight. On the creature, I'll let you all decide who was second.)

As expected the elven statue is now animated and blocking their path to victory. "You're just delaying the inevitable." Ludolf snarls after Vile sanza and turns his gray piercing eyes on the statue, blasting it twice with gray eldritch crackling force.
OK so order would be Daventry and Ludolf then the rest of you in some manner. We will say the gargelf's held action is the end of the last round. The gargoyle would again attack Daventry on it's first turn this round. As this happens Triäsa would again hear the hurried shuffling of steps in the same area as before.

A burst of magical energy extends around Daventry as the creature takes its reactionary attack on her turn, a barrier made of pinpricks of light that dazzle and deflect the creature's attacks. As the creature bites at her, she drives the point of her blade towards its jaws, then slashes twice. (slight retcon, did not have to burn my action on Dash last round)
Reaction: Shield, and since it lasts until the start of my next turn it'll cover the gargoyle's held attack and its subsequent turn.
Free Action: Counterattack -- 20 to hit, 9 damage
Action: 2x attacks -- 16 to hit, 9 damage; 15 to hit, 13 damage
Daventry will take advantage of the gap created by Ludolf to flank around the creature (move) so that she is on the opposite side of the stairway entrance before driving her blade into its stony hide.
Action: 2x attacks -- 10 and 12 to hit, assumed misses
Daventry's first two attacks strike true and bits of stone fall to the ground. She then moves forward closing the gap and leaving an opening for the rest of you.
As the next round starts you see Sanza erupt from the other room on the second floor. She is carrying two paintings in her arms. One is at least 5 feet tall while the other are maybe two feet. She hisses at the Gargelf as she enters the second floor. "Stop them you fool!"She darts behind Daventry and down the stairs.
Both Ludolf and Daventry get an AoO as she passes by.
Having been pushed back 5 feet the gargoyle then shifts to block the downward stairs. You can all get down to the second floor as the path is not blocked anymore but you can not pass down to the first floor.

Daventry nods at Ludolf and sprints through the stone remnants of the statue in pursuit, attempting to catch up to Sanza and drive her blade into the fleeing hag's back and stop her from running further.
