"Mr. Davender is hardly the sort of enterprising business partner I seek if it has taken him so many years to send hands to look for something apparently so dear that could be found in but moments! We scarcely had to lift a finger and the issue is resolved. Pure idleness on his part, I say!"
Rolas strides out into the central kitchen area and watches the enchanted cooking utensils for a moment. Then he looks up to study the roofing, and jumps a few times to test the floorboards. He paces along the exterior of the room, focused on the walls. He stops at a few points to touch the plaster.
"Abandoned with no claim to ownership... structurally sound. Minor damp but that can be repaired. Security is an issue. Equipment needs maintenance but enchantment would reduce ongoing running costs. Close to Waterdeep but not within the city jurisdiction so none of those exorbitant commerical rents." Rolas strokes his chin for a moment, then barks a laugh, "Oh our good patron mister Davender has the wrong end of the stick if he thinks a simple recipe is all I shall be taking as my reward. I've never operated a bakery before, what an interesting challenge..."
"I believe the goblins may disagree with you about the ownership,"Fianna looks over Rolas' fine clothes and gold rings, "though I suppose you could afford to buy them out."
The half-orc snorts and waves his hand dismissively. "The goblins are free to take legal action against me to contest their right to ownership. If they try less civil means..." He places a hand on the hilt of his sword, "Then I'll show them how I conduct a hostile takeover."
Xorben says, "Perhaps a partnership once we finish returning the item to our current employer? As an artificer/wizard in training I'll be more than useful in the arrangement. That is if we even have time to invest in the place. Let's get back to our employer."
Xorben moves out with the others.

The front door is barred, but from the inside. So you are able to open it without too much trouble. As you exit, you do not see any signs of trouble from the goblins. They may very well be still on the other side of the building.

Fianna turns to Rolas once the group is a safe distance from the bakery.
"I'm not a half-bad cook, you know. My mother taught me everything she knows about baking. And I've already negotiated with those goblins once, so there doesn't need to be any bloodshed..."
You seem to get away without incident. You think you hear some angry goblin yells behind you, but you seem to have already put enough distance behind you to avoid any conflict.
You get back to the city without any further trouble.

"Lets leave this place and should the goblins create trouble we shall deal with it" says Bram as he then leaves the way they came out of the home.
Fianna looks at Rolas and Xorben with a shrug and follows Bram.

So, you are going back out the way you came in, or using the front doors? The goblins, as ar as you know, are still all gathered at the back.

Xorben replies softly, "Shall we take the front door? No need to go out the way we came in and the front door is going toward our way back I think."

"No sense in walking into a potential ambush. We've managed to avoid bloodshed this far."
Fianna gives Rolas and his longsword a pointed look.
"Absolutely, though they're cowardly little curs the lot of them, goblins. I wouldn't put an ambush past them."
Rolas stops his posturing and goes to the doors to start removing the bits and pieces that were obstructing the front doors from the outside.
(I hope I'm recalling right that the doors were blocked by stuff! STR check: 8
"I rather avoid the goblins so leaving through the front sounds like a better idea" says Bram
Fianna tries to help Rolas clear the doorway (help action)
(Another STR roll for the advantage from help: 5)

Xorben nods to the others and signals to be as quiet as possible and points back the way they came from town.

Rolas gives Xorben a thumbs up and set off out along the trail back to where they left the horses.
Fianna follows along behind Rolas and Xorben.
Bram also heads back to the horses and back to their employer
