I think Starker’s only done the one L3 (upcast Sleep). If so, Starker offers halfheartedly (because he anticipates objections) to fireball building on the way out with the goons inside to eliminate efficiantly and elegantly the witnesses, the evidence and provide a distraction while we escape with our illbegotten items.
Starker's Knock unlocks the right side chest with a resounding KNOCK as well. Inside you find a strongbox that is locked and heavy with what sounds like coins inside, a rolled up velvet pad holding 8 Emeralds 100g, a silver tea set of teapot and 8 cups and saucers with a sugar well, and a beautiful leather and fur travel cloak.

It looks like there are no windows and only one door? If so, extinguish all lights, crack open door just wide enough to send Cyrus (and Ajax?) out to scout then shut door quickly. (the whole operation being performed so cleverly that noone observes (?))
Starker lets the pets out the front door, Ajax is invisible. Other peek out the upstairs windows. The streets look calm. Nothing seems amiss. The traffic of morning dock workers is starting to appear.

"Appears all clear, let's head back the way we came in" Kragen begins to move in the direction the originally approached, walking discreetly away, using buildings for partial cover without being obvious.
Hoid will grab the emeralds. Strongbox too if it will fit in his backpack. If not, leave it behind. Taking non-magical items will hopefully make this look more like a general robbery than a targeted robbery.
To the group, “Let’s go out of the front door 1 or 2 at a time in alternating directions and regroup a few buildings behind this one. Hopefully that will be less recognizable than all leaving at the same time as a group.”

Note that when Knock was cast a loud knock, audible from as far away as 300 feet, emanated from the lock. Just the nature of the spell.

There are six windows upstairs. One is now unlocked and was the means of entry for Ajax and Cyrus.
Kragen waits by the warehouse door for Starker and Cyrus to clear the area, will exit the same direction we came in when it is clear.
Starker:”Whilst Cyrus is scouting, can someone look out the windows upstairs without being seen and let the rest of us know if the coast seems clear?”

Starker: “No, I was too afraid of traps. I Knocked it open and came downstairs, assuming others in the room would grab what needed grabbing.”
Follows Kragen, calls Cyrus to his shoulder, hands CM an unmarked mango slice with bare hands, tells Cyrus he is an efficient and useful familiar.
