I'm liking this plan, i'll let you all discuss and make any preparations you want to make for another 24 hours real time. You can of course buy anything from the PHB you need for there listed cost if you feel like you need any tools. Tomorrow i'll fast forward to the afternoon and put you all out the front of the Orien's estate.
DM, is there anywhere we could go to research what this helmet looks like? Have we been told anything about it by our employer that'd help us create a copy?
Erix can of course walk in as a house cat, rat, spider or whatever, He thinks they should leave Chumulk at Mark's home.

Mark agrees to leave Chumulk and make sure his neighbor checks in on the animals. "We could ask the Gnome what the helm could look like and maybe ask for his help to make a fake. I also like the idea of Erix turning into an animal to potentially make the switch. I believe things change with you when you transform and if we can use disguise self to cause a distraction, maybe we can look like the Zauren so we kill two birds with one stone. What do you think of that plan?"
"I'll bet Yosgrim would help us make a facsimile of the helmet," Elero responds. "If we can't find what it looks like elsewhere, we can ask him, but I don't know if he'd have any knowledge of it."
Ok so Yosgrim can make you a helm that looks very magical, but he can't guarantee that it will be 1 to 1 with the other helm. Otherwise he could start of a helm, and if you bring him the real one he can quickly make a precise replica by the evening. But if you stole the helm in the afternoon you'd have to go back in during the party and put the replica back in the evening.
I think it is better to have a basic magical-looking helm and make the switch early. As for the distraction, I think we need to make them look in the opposite direction. I think they should be on guard but they are putting all their resource on protecting something else. Do we know if there is a gold vault in a separate place from the magic item location?
"A distraction you say...." Kit cocks an eyebrow and rummages through his backpack and pulls out a couple of scrolls. "Ah this one, Enthrall! I can certainly gain their attention and keep their eyes drawn for a minute or so. Let me consult this little tome of handy info." Kit flicks to a page in his magical copy of the Sharn '
You weave a distracting string of words, causing creatures of your choice that you can see within range [to make a Wisdom saving throw. Any creature you or your companions are fighting automatically succeeds on this save. On a failed save, a target has a −10 penalty to Wisdom (Perception) checks and Passive Perception until the spell ends.']
"Understandably the distraction should be with some grace, it is a party after all."
As long as no one has anything else they want to do now, you all head over to the Orien manor in the afternoon.
Just as grandiose as you all remember. The Orien manor stands before you in the Mithral Tower neighbourhood in Upper Central. While this place, known as the Unicorn Estate, was open and inviting last time you were here, now the gates are closed and guards can be seen within the gates patrolling the grounds.
Elero very much wants to find out what that helm looks like so Yosgrim can make a copy before they head to the manor. Where can he go to research that?
I think we’ve already resolved the Yosgrim thing. He can make a helm for you if what he thinks it would look like, but he can’t garuntee it’s the same. He provides you with the fake helm but you’re going to have to make a decision when you get into the vault as to whether the plan will work. Unfortunately that’s the best you can do with this little less time.
Ok, so no shot at being able to research the helm. In addition to Yosgrim's attempt, Elero would then like to buy a couple regular metal helmets, in a couple different styles, and try to fashion something on his own when we get there, because I think the team decided they didn't want to try and break back in after we'd stolen it. Or if we get to see it, but can't get it yet, we'll have a better shot at copying it for an evening heist.
The options don't specify in the books, so I'll get a ring mail helm and a chain mail helm, because I probably can't afford a plate mail helm, and stuff them in the Bag of Holding.
Kits gloriously puffy sleeves rustle slightly as he struts along. “We have the invites right?”
“Perhaps a ‘sneeze’ means ‘regroup’ in the lavatory. Flash parties like this surely have nice toiletries to steal. And, if I do anything dramatic it’s just to cause a distraction but I don’t think it’ll need to get to that.” Kit announces to everyone.
kit takes a two-step, “hope you brought your dancing shoes, my sweet Rouge.”

Just gonna roll a d6 here for this Yosgrim interaction. The higher the number the better the result.

You don't but make a DC 20 Investigation check.

I’ll just make Mark’s Investigation check for him.
Mark’s Investigation: 12
Mark inquired with his usual contacts but is unable to work out much of the manor’s layout, nor whether they have multiple vaults.

(Sorry I have been really sick and I am still sick. Thank you, DM for rolling. I will probably wont be as responsive until tomorrow)

Let’s say you can get that for 20gp
There are a couple of strict looking guards at the gates of the Unicorn Estate.
