Zhudala enters the room stealthily enough. With her Devil's Sight, she has a very clear view of the room beyond.
This seems to be a barracks, or rather, it was many years ago. Old stone bunks in orderly rows line the walls, and a corroded iron brazier full of old coals stands near the middle of the room. The bones of a half dozen dwarves and orcs lie strewn about, clad in scraps of armor.
Three gray, hunched figures squat among the remains, pawing at the scraps and gnawing pathetically on the fleshless bones. Zhudala can see the razor-sharp teeth, the jagged claws, and the hungry, crazed eyes of the creatures. The sight doesn't completely make sense - the ghouls act as if they are ravenously devouring a meal, and yet they are just scraping their teeth and gnawing upon the bare bones. Unsurprisingly, the 'meal' doesn't appear to satisfy them. Yet they continue on with it, and it causes you to wonder how long they have been here doing exactly this.
Incantis' eyes return to normal, and he contacts the party with his mind. "Uhh...there's a trio of ghouls in there, gnawing on bare bones. We would make quite the meal for them I'd imagine...". Zhudala freezes where she is, not making a move.

Ghouls, undead monsters. We should wipe them out. Dekhan racks his memory for anything he’s learned about these creatures in his training. history12
I had rolled perception to hear what was behind the door before I saw that Zhudala had gone in. I was hoping for Gurgi based on the crunchings and munchings so I’m a little disappointed.
Incantis, Zhudula notices one of the ghouls' react to something unseen; its head whips around and stares at the ajar doorway leading west from the barracks room. Right towards the spider. Luckily, it doesn't appear to be looking down. Instead it stares at the door for a very long ten seconds, then turns back and resumes its non-meal of gnawing and crunching on bones.
For fairness' sake, atm Incantis isn't seeing through Zhudala's eyes.
"They're looking at you, you know," Incantis hears the lazy warning from his familiar in his head, and turns to the party. "Let's take care of this, shall we? Into position!"He wargs back into Zhudala, who's still invisible, and speaks. "You there! Hungry?" Zhudie retreats back under the door.

I guess I assumed that Zhudala could communicate with you too, to send a message at least, but no, the spell description only really says you can communicate with her. I feel like she would have some way to 'ping' you, even if she can't tell you the reason why...
Incantis, as soon as the words leave Zhudalah, the three ghouls' heads whip round looking - not quite exactly where Zhudala is, but definitely in her general direction. The nearest one makes a horrific rasping sound which echoes through the silent mine, but seeing nothing that looks like food, it does not get up and give chase. At least, that's the last thing you see in the room, as Zhudalah slips beneath the door.
Dekhan looks at his companions raises his eyebrows and cocks his head towards the door. He whispers I’ll shield myself, open the door and hold them while you all attack, alright?

I think the rules support 2-way Comms. "Awakened Mind" says you can telepathically speak to (not communicate with) a target. Find Familiar says communicate with. Communication is a two way street (since understanding is required and must be expressible to establish communications) where Talk To isn't necessarily. Also it says Communicate with telepathically, which I think is the same way that the telepathy spell is worded.

Or I can hold them in the doorway while everyone else takes potshots at them. Dekhan whispers to Strix super quietly.
