Whenever the answer to a specific question like that comes up, I just find a subclass/race that has the same property that is official and just make a copy to see the exact modifier. I can't give you a path from the top of my head, but I can show you a very inefficient road.
With the tools currently available in the homebrewer that isn’t possible, you could only designate “Armored” or “Unarmored.”’ The tools were designed to accomplish whatever the official content does. As far as I am aware, the only official features/traits that interact with Heavy Armor differently than the other types only deal with Stealth and Speed reductions. Much like Rage Damage, this would have to be something tracked manually by the players directly on their character sheets.
I am attempting to add the races from the new Iron Kingdoms 5E book that was just on Kickstarter. The Ogrun has a trait that says:
"You have a +1 bonus to AC when not wearing heavy armor".
How do exclude the +1 bonus when heavy armor is equipped?
