I've been homebrewing official stuff for some time now to avoid paying- but it looks like I've hit a wall here. New warlock invocations? a new pact option? Class Feature Variants?
Well, if you want my opinion, read the table of contents when they come up on D&D Beyond. If you like 'em, then look into buying it! If not, brew away.

Invocations, Pact Boons, and Class Feature Variants are all core class features, not subclass features. As such we cannot homebrew those.
As a Player, the two biggest assets are the PHB and Xanathar’s Guide to Evrything. Those two books include everything you listed except CFVs, and those will be published in just over a week in the upcoming Tasha’s Cauldron of Everything.
The books are $30 each for the “Full Versions” that include all of the bells and whistles for the character builder. Consider the PHB all by itself. If you homebrewed every Subrace, Subclass, Feat, and Spell in the book that is not already granted as free access material, that would save you a total of $30. I have no idea how much money you make in an hour of work, but if you compare how long it would take to homebrew everything in that book, and if you “paid yourself” an hourly rate of $10, you will likely end up spending well in excess of $1,000 worth of time to save the $30 purchase price of the book. And that’s if you are very familiar with the homebrewer and take shortcuts.
Trust me, I am very familiar with the homebrewer, and even I think 100+ hours would be a conservative bet on that. I was just about through recreating my first official subclass as a private homebrew and realized I had already spent almost $40 worth of time on just that alone. I leafed through the rest of the PHB, and reached for my wallet.
If you really want to do it all yourself, my hat is off to you. But please do so having at least further considered the cost:benefit analysis.
Take everything Sposta said, and crank it to 11. Especially the spoiler. Life is short, don't waste it copy-pasting the wheel. Also, get a DDB friend & start a campaign. Shared content is a great option for the financially / adulthood challenged.
