Items with multiple effects that don't occur all at once.

So I'm finally putting some of my character sheets on here. The one campaign I'm in has a lot of homebrew. I got most of the items in except one.

My question is: How would I go about putting these effects in without having them occur all at once?

And if this isn't the right section to post this in, let me know.

The easiest way is to put the different effects on different items that can each be individually equipped/unequipped to turn those effects on and off.
