I am trying to create a home-brew magic item, a robe for wizards that increases the AC as AC =10 + INT. I am not able to remove the DEX bonus from it.
Example: my wizard has 12 DEX and 20 INT, while using this robe I want his AC to be 15 (10 + his intelligence bonus that is 5) but it ends up being 17 because it does 10 + INT + DEX.
Make it a wonderous item instead of armor. There is no way to remove the DEX bonus to armor or have the heavy armor penalty show up on your character sheet. Read this.

Maybe subtract his Dex modifier from the total? Sorry if this doesn't work, I haven't made much homebrew.

There should be a "Maximum Dex modifer" option somewhere you would need to set that to 0.

For the future generations:it’s on modifiers and you need to choose SET and then AC Max Dex Modifier and fixed value to zero
