You head back to the previous room. There is no sign of the creature, but also no sign that they went through any of the doors. You are able to make your way back the way you came with no issues at all though, other than some interesting looks in the streets due to Floon's state.
I assume so too. As you enter the tavern, you see Volo there, drinking alone. Upon seeing you, he runs over and embraces each of you in turn, including Renaer and Floon, though you notice Floon seems to be in a lot of pain from the hug. He then steps back and looks a bit sheepish. “I confess that I have but few coins to spare. But never let it be said that Volo reneges on a promise. Allow me to present something much more valuable.” He holds out a scroll tube. “The deed to a remarkable property here in Waterdeep! We’ll need a magistrate to witness the transfer of ownership. I’ll arrange a meeting with one after you’ve inspected the estate and deemed it satisfactory.”
Wagner thinks to himself, "If the property is in decent shape, it could sell for much more gold than he owes us... Even if it's not we could spruce it up enough to make a tidy profit."
To Volo, he says, "I'm shocked to hear a man of your fame would dare stoop to such a low. We deserve what was promised, not some broken down hovel you want to rid yourself of!"

Sterling simply nodded his agreement and waited for Volo's response.
Even if the property was more valuable than what was owed, they were a bard troupe--a homebase was a nice idea, but the logistics of maintaining it as they traveled made the coin the obvious choice, and who even knew what condition the property was in? They'd probably need to spend more time to fix it up, and even then, that was no guarantee of a quick sale. Fashion, jewelry and leatherwork were his things--not real estate.
His mind continued to race as he waited. The thought that if the property were suitable, it might make a decent store front for his future business crossed his mind; but the young bard decided to dismiss the idea--with his luck, there was no way he was going to disappoint himself by holding onto that hope.
Oriace, too, waits out how Volo would respond to Wagner's play. He actually felt that a property in their names would be great reward. Perhaps, they should see it first and then decide. Maybe, if it is big enough, it could be fitted with a small stage and converted it into a theatre or club for them to perform.

"I am sorry but my book royalties haven't come through yet. This is a property I was going to use as research for my next book but I am afraid that I might be delaying that book as I haven't found enough other sources of research to make a whole book. If you want to go and look at it you can. It is Trollskull Manor, a lovely historic building in the North Ward (home to a lot of nobles), with a ground floor tavern. It is in need of some renovation work to reopen for business if you wish. But a good clean should be enough to make the rest of the floors liveable."
Wagner gestures for the others to walk away from Volo and have a whispered private conversation. "This may be a great opportunity, I think it might be worth it, as real estate far outperforms gold, but I don't want to be over eager. Lets see where we stand. I'm willing to take the reward. What of the rest of you?"
