T3 is Steam and Steel a forge owned and operated by a married couple: a fire genasi named Embric and a water genasi named Avi. The genasi couple sells all metal weapons, armor, and shields listed in chapter 5 of the Player’s Handbook at normal cost.
T4 is Corellon’s Crown, a stately, three-story town house, the third floor of which has been converted into a greenhouse. Its translucent glass walls allow anyone on the street to see the rainbow of flowers blossoming within.. The owner, Fala Lefaliir, is an outgoing wood elf with long, braided hair who uses they/them pronouns, just like their god Corellon. They offer nonmagical herbal remedies as well as some potions. (lets see how well the potion copies). The potions are limited in supply (they do restock, but you can't just buy as many as you like)
T5 is Tiger’s Eye. This private detective’s business is unremarkable on the outside, its only distinguishing mark an orange-and-black sign featuring a cat’s eyes. Inside is a regal apartment dimly lit by flickering oil lamps. The door is locked, and visitors must knock or ring the bell before being let in. You are met by a human detective, Vincent Trench.
T6 is Book Wyrm’s Treasure, a bookstore. There is a small collection of spellbooks. And he can scribe spell scrolls from them for a cost.
Mana decidedly remains in the background as we meet our neighbors. He has become quite self-conscious in his own appearance. He notes that Sterling, almost over dressed, still fits into this upper middle class neighborhood easily. The others, in their well kept common clothes, also don’t stand out. But he feels the disapproving eyes of some of the passerby’s, What is this urchin doing in our neighborhood? And why would that band allow him to tag along?
He resolves that a bath is probably in his near future.
In between shops he buddies up to Sterling, “Do you suppose that your talents with Mending and Prestidigitation could restore my clothing and allow me to blend in better in this environment?”
He also partially draws out his worn rapier, non-threateningly, to show Sterling the slight bend in its spine and the loose tang which causes the handle to rattle a bit.
”Would your spells be able to fix these issues too? Or should I ask that nice genasi couple we met at the Steam and Steel for an estimate for repairs?”
Sterling, turning toward the young Verdan, looked him over as he considered his questions. He was struck by a slight pang of guilt at how dismissive he'd been, and though he batted it away, he couldn't help but remember his own youth, with no help or assistance in learning the ways of business, and only discouragement from his relatives.
"Come with me," he finally said, keeping a blank look on his face. "We'll catch up shortly," he then called to the others as he stepped off to the side and waved Mana over to him.
Cupping his chin, he scrutinized the urchin's clothing. "Well, I can see why you'd be self-conscious. Hmm. Let's try a few things." He whipped out his shawm and immediately launched into a series of short tunes to cast his spells, first cleaning Mana's clothing--and covertly, Mana himself--with Prestidigitation, then fixing every hole and tear with Mending.
Finally, he stood back and examined his work, and actually smiled. "That's all I can do for now. Don't worry though; stick with us, and you'll quickly earn enough coin to update your wardrobe. In fact, I plan to put together some finer pieces of my own soon; maybe I could let you wear some of my inventions first, to see how they look in motion.
As to your sword, though--I'd recommend a manual repair; steel may rust, but so long as it's not eaten through, it's pretty durable. With a quick fix-up, that blade should serve you well for quite a while still.
In fact... how about it? I'll head with you to the Steam and Steel if you'd like to get that out of the way now."
“Oh thank you, thank you Sterling!” Mana gushes. He is quite pleased at his new appearance.
”Yes, yes. I would love to make this sidearm more functional and presentable. I have squirreled away a few coin,”he shakes a pocket and the muffled clink of a few coins can be detected, “I hope the repairs are reasonable. Maybe they’ll offer a ‘new neighbor’ discount.” He wistfully speculates.
As they conclude their tour and begin heading back to the tavern, Oriace observes, "We have quite the eclectic mix of neighbors. Each place has its unique charm and potential benefits for us. I’m looking forward to seeing how we can build relationships and integrate ourselves into this community. And who knows, maybe our mysterious vandal will turn out to be related to one of them." He looks at his companions, feeling a sense of unity and shared purpose. "Let's head back and see what Yersinia has found. We've got a lot to think about and plan for, but I have a good feeling about this place and what we can accomplish together."

Sorry, I'm beginning to enter a vacation period and while I will try to check-in at least daily, I cannot promise that I will always be able to do so. From September 1, I should be back to normal.
Assuming that the rapier repair is for a purely RP reason (and not that you are attempting to change one blade type to another), they are willing to repair it for free, as a gesture of good faith to their new neighbours.
When you return, everything is as you left it. Yersinia saw no one either. Though while you are communicating you all hear the basement trapdoor slam open.
Wagner, looking at his own meager funds, considers maybe looking into mercenary work, like an odd guarding job or two to supplement his income stream. Before he can do any of that, he hears the noise and rushes over to near the trapdoor to see what is happening.

Mana leaps up, shooing Yersinia to cover, and rushes with Wagner to investigate the cause of the noise. He forgetfully attempts to reach across for the hilt of his rapier only to grab air and remember that he left his sword at the Steam and Steel overnight for (strictly RP) repairs. He places his hand on the pommel of his dagger instead and peeks around the larger Wagner.
Oriace, who had been pondering the potential of their new surroundings, is jolted by the sudden noise. The sound of the basement trapdoor slamming open reverberates through the room, causing a momentary silence as everyone processes the unexpected event. He watches as Wagner and Mana rush toward the trapdoor, their readiness to confront whatever might be causing the disturbance filling him with both anxiety and resolve. Seeing Mana instinctively reach for his missing rapier, Oriace can't help but feel a surge of camaraderie and protective instinct. Taking a deep breath, Oriace quickly assesses the situation. Oriace moves to join them, drawing his own weapon as he approaches the trapdoor. He places a reassuring hand on Mana's shoulder, sensing his tension. "We’re in this together," he says softly. "Let's find out what's going on down there." With a nod to Wagner, Oriace steps forward, ready to face whatever lies below.

Sterling's head whipped toward the trapdoor at the sound, and his eyes again narrowed as the others rushed to the entrance while he stared at the scene.
"Maybe it's a distraction?" he thought as he scanned the room for any signs of movement or of anything else out of the ordinary.

(( If he sees nothing of note, Sterling will simply huff and follow the others towards the sound. ))
Toser followed along with the others as they went from store to store and met the neighbors. He was really short on funds but did note what each place had to offer if things turned around financially for him. He did his best to be friendly and courteous to those they met.
As they returned to the manor house he set his pack down in a corner and looked around, again envisioning in his mind what the place might look like when it is in its prime.
He spins around when the sound of the trapdoor slamming is heard. He follows the others but he stays up top if others descend.
He draws out his own rapier, a concerned look on his face as he keeps watch.
"I will keep watch up here unless you need me down there. I can see in the dark and can also provide light if needed."
"Light would be appreciated," says Oriace as he opens the lid of the trapdoor and prepares his descent into the basement proper. He'd climb down mindful of the presence of a potential threat and dodges anything he can see, rapier drawn.

"Well, I don't think it is a good idea that we all go down there. What ever is going on or doing this, I would hate for all of us to be down there and then someone, or something, shuts the trap door and we all get locked down there." Toser says worriedly. "Someone should stay up here."
Sterling nodded. "Good idea," he called back somewhat tersely, a bit irritated that he'd been so suspicious and watching things so carefully, but yet hadn't thought of that himself.
Realizing he probably sounded irritated at Toser, he quickly added, "Let us know if something happens up there; I'll make sure to stay in earshot so we can rush back if needed."
Toser stays up while the rest of you head down. It all looks ordinary. Toser turns around to check nothing else is happening in the floor, and in that instant, the trapdoor slams shut. It takes Toser less than a second to turn around but there is no sign of anyone there. It's not been locked so is easy to open up again.

Toser almost jumped out of his boots when the door slammed shut as he turned his back. He whipped around looked about to see if he could see anything.

Whatever he saw he quickly moved to the trap door and pulled it back open.
He yells down "I turned my back for a second and it closed!"
