Heading east to find a room for the night, the party is presented with the dilapidated, unwelcoming sight of The Sleeping Giant Inn. The street is silent in this quiet end of town. Cracked and broken wooden steps lead up to the inns doorway. As Syna steps forward, the first step gives under his weight briefly trapping his ankle. The elf peers through a dirtily smudged window. Inside, the Inn is quiet. A single candle flickers slightly illuminating a small figure standing behind the bar. Serak, Zyltris and Syna step inside and are immediately confronted with a tirade of abuse.
"GET OUT OF HERE YOU SCUM! KILLING OFF MY CUSTOMERS! YOU'VE RUINED MY LIVELIHOOD! SCRAM!" A bottle smashes off the wall behind them. The irate female dwarf yells out at them from behind the bar and grabs for another bottle.
OOC: Not worth it for 11,000 gold. Just to put that into perspective, that would be over 1.5 million in modern money. lol
The basement is the coolest part anyway. We could build a smaller structure on the surface.
Edit: Just curious why so much? Is it made of stone? Wood would be cheaper. I was thinking have Morthen with a team cutting trees and making lumber. Plenty of stone in the basement and it would allow expansion down there. I can't see us needing to actually buy anything but nails and workers at medieval slave wages.
Serak ducks low, barely avoiding the projectile while drawing his rapier. Lunging forward, he skillfully dodges a second bottle before thinking, "Bottle?"
With an annoyed look on his face, Serak stops and sheaths his rapier. As Syna attempts to Entangle the dwarf, he says, "Seriously? Throwing bottles? We are customers and likely the only ones you'll have, with that attitude." He sits at the bar and pours himself a drink.
Serak lights his pipe and takes a long draw before saying, "Your "livelihood" came at the expense of your fellow citizens. You should be ashamed of yourself for profiting while your neighbors suffered. From now on you're an honest business owner. Clean up your act and clean up your inn and I promise in a year you'll have more customers than you know what to do with."
Blowing a smoke ring, the bard says, "Now, calm down and let's start again. We pay well and need meals and beds. If you try to poison us or kill us in our sleep, we'll... umm, kill you first!"
OOC: It could be a project over time, gives us a reason to adventure more and loot everything we can to sell and build up our gold.

Please continue your vigilant watch over us as I fear there is going to be much worst to come and harder trials we will face. OOC: The expense is from the size and type of the property more than anything and builds are more for long term projects and act as a bit of a money pit to throw gold and loot into over a long period.
A nearly 4,000ft square stone manor house isn't cheap. The remaining foundations and materials on the site reduce the cost quite alot but you'll still need manpower, planning and more materials to finish the build. If you were to build with anything other than stone you would end up demolishing the existing stone walls to do so. You could build something other than the manor on the site, but this would mean replacing the foundations and demolishing the existing structure so you'd basically be building from scratch. Cheapest option for a fresh build is a fort or a tower, at 15,000GP. With the materials on site already it'd pretty much work out at the same price.

Those Redbrands practically lived here and spent good gold in my inn. Bloody Elves! Now they've all scarpered. The ones you didn't kill, gathered up their stuff and cleared off this morning." The dwarf continues to struggle against the vines, her face now a bright purple as it draws blood from every other part of her stout body. "Them lot from the fancy side of town can keep their bloody business. Gilthoks! Never came here before, doubt they'll come again. Probably why this place was so cheap! Don't buy that place Grista they all said! If you're here to spend gold then make it worth my while. I've got bills to pay and you've made that a harder task now! 1 Gold piece each for bed and board. Plenty of space in here now..." Grista snarls at the party, eager to free herself from her vined prison.
The front door slowly creaks open as Beetle steps inside. The peaceful look on his face replaced by a sudden bemusement at the sight before him.

The bard takes an entire bottle of brandy from behind the bar and says, "If I'm paying that much, I'd better make this worth my while..."
Serak flips a coin at the immobilized dwarf and says, "You knew those thugs would be run off sooner or later. Be thankful we're not arresting you as an accomplice. Now, I trust you won't mind if I have a quick look around? For safety, of course!" Serak does a quick search of the property. Assuming all is clear, he prepares to rest for the evening.

OOC: The cost still sounds high to me. If it is stone, the ruined stone could still be reused to build with and we basically have our own quarry downstairs and a forest to cut right outside. A laborer makes like 1s per-day and a mason 3s. Foreman would make like 1g a day. I guess I'm not seeing what the money is actually being spent on here.
I thought it'd be way cheaper when I suggested it. We'd almost certainly be better off making a trip to Neverwinter and buying potions, wands and magic items if we had a spare 11,000gp. lol
OOC: I agree the price is high but I’m just going off what the DMG says and taking a big discount off from the current state of the building. Castle building is really for higher levels where parties have huge amounts to burn through, although no reason why you guys couldn’t rebuild at a slower rate.
I don’t think it’s designed to be realistic, more just a scaled money pit. If you were to build a place that size irl it’d still cost a hefty wad of cash though
OOC: How high a level is this adventure expected to get us? BrownBeard, if you want to carry this module into another adventure, I'd be down for that. Also, Iarno's Staff must be worth a small fortune right there, unless someone plans on using it? Anyway, I think we're finally ready to hit the road.

Problem with Iarno staff is that magical items are difficult to sell. You’ll probably be stuck with the glasstaff until you make it back to the city
With her new guests settling in, Grista begrudgingly makes a start on preparing a meal. Huffing around behind the bar, she blows dust off rusted pot and heads into the kitchen. With the dwarf released from his entanglement spell, Syna takes a seat with Zyltris and Beetle at a crooked table at the far end of the room. Serak meanwhile takes his time checking the various dark crevices and corners for any sign of traps or threats, but comes up empty handed.
The evening passes slowly and without incident, harbouring no hint of an uninvited Redbrand. After about an hour Grista re-emerges from the kitchen, sweat pouring from her curly haired head. She slams down four plates of the most disgusting food any of them had ever seen. A fry consisting of uncooked sausage, burnt ham and a collection of questionably coloured mush. A spider runs out from beneath his plate as Syna pushes it away in disgust. Under the watchful gaze of Grista, they reluctantly pick at the meals, aimlessly pushing food around the dented metal plates.
The evening wears on, with a steady flow of drinks from the bar. The wind picks up outside, shaking the wooden structure. A few loose tiles fall from the roof smashing into the street below. With their stomachs satisfied, the party eventually head to their beds. As their doors swing open, each of them is hit with a damp musky smell hanging in the freezing air. A short lumpy iron bed sits in the corner of the room beneath a single pained glass window. Underfoot, a rug on the floor damply squishes as they make their way in for a cold nights rest.
OOC: Quiet day today! If you're all set for leaving the town I just need to know a marching order and who is taking watch duties at night time.
Agathas Lair is about 2 and a half days march - leaving time for setting up camp, meals and appropriate rests. I can roll for someone to take watch if you'd prefer to keep it random. If you all decide to head somewhere different then just let me know how you want to approach it. If there's any preference for a route let me know as well, in this case I'll keep you along the Triboar Trail unless otherwise directed.
Serak: Awakening less than refreshed, Serak prepares for the coming journey. After his equipment is in order, he gathers with the others outside and says, "Good morning everyone! An excellent day to start a new quest!" He takes rear guard position for the first day of the journey.
OOC: The road to Conyberry sounds fine. I'd guess formation is something like, Beetle, Zyltris, Syna, Brots, Serak. I'm expecting another road ambush like the goblins, but Stealth slows travel speed, so he'll scout when we're closer.
