The group, fairly stealthily, sneak up the path, and a once they get close enough to the collapsed wall they find a canvas "door". Pulling aside the canvas, you see a short passage that leads to a round room full of rotting crates and ancient barrels. A door leads to the east of the room, and a heavy curtain blocks a crumbling area to the south.
(You mentioned the upper floors are mostly collapsed, are there largish holes in the ceiling that one could climb up and down through? Also, Ireniana’s should be a 18 from pass without trace.)

Got the 18 for Ireniana. In this room the ceiling is mostly open. You can see broken floor boards from the floor above, and blue sky above that.

Baeshra will quietly cast barkskin on himself before gesturing to Whistler before wildshaping into a giant spider and climbing up through the hole in the roof with whistler on his back and look around.
Spider-Baeshra, possibly with Whistler on his back, climbs up the rubble pile and pops up through the whole in the ceiling. To the north-east you can make out more rubble piles, but that's about it. To the east, it looks like the wall is intact, you can't get through and above whatever is on the other side of the eastern door. To the west you climb up the rubble pile as far as you can get. It looks like there might be a gap in the rubble leading to the room to the west, but your large spider size is too big to get through. And it's dark on the other side of the gap, you can't make out anything that could be over there.
Whistler, you can make out a little more of the room to the south, it looks like you could even squeeze through a gap in the ceiling and get into the room to the south. When you look in the room to the west, it is dark, and you can't make anything out. You don't hear anything though.
Whispering, Umbriel suggests "If the passageway beyond is clear, let's check behind this door and make sure there aren't stairs leading down or guards that will come up and surprise us from behind. What do you think?"

With Umbriel inspecting the door, Nyx stealthily approaches the curtain and without moving it listen carefully to see if she can hear anyway beyond.
