The grappling hook worryingly wiggled in it's perch in the gutter, so Rashar acts quickly. He quietly opens the window and enters through, immediately hiding behind a pile of boxes before examining the surroundings.
As Rashar opens the window, the window screeches a bit. Perhaps this window hasn't frequently been opened. As he steps inside, he can see that the place is poorly lit; perhaps being illuminated by a candle or two. Other than that, the crates and boxes are filled with junk. He finds that he's now standing on a balcony, that is overlooking the first level of the warehouse.
Everyone else that's climbing into the window will need to make a Stealth check. Upon arriving inside, you may also want to roll a Perception check to determine what you see.

Cath easily climbs the rope but as he eases himself into the room he armor makes some noise and his shield scrapes the window sill. He grimaced while hoping nothing was there to hear it.
He then peers into the darkness his dwarven eyes sharp in the darkness.

Pleasantly relieved he didn't embarass himself on the rope, Krivnaar follows Cath and Rashar into the dingy warehouse, doing his best to keep quiet and make himself useful.
Despite his stature, Cath is able to step through the window quietly. Krivnaar has some complications as he fumbles from using the window sill to support his body weight and he loses his balance as he steps down, making some thuds on the wooden floor as he feet touch the ground. He regains his composure, and everyone moves over to the edge of the balcony to peer down.
Jarret, Morgan, and Mardak are still waiting outside at the door for a signal to breach the warehouse from the ground level. Rashar and Cath peer down onto the warehouse floor from their perch on the balcony. Tables and chairs have been carelessly tossed across the floor. They can see corpses of a dozen men lying along the walls, their rapiers and daggers lying nearby. On the north side of the area, stairs rise to an open level above, which is where they are.

Rashar grimaces as he looks down at the slaughter. It was a familiar sight during the wars, but never something one got used to. It seemed like the Xanathars had been here before them.
"Stay frosty, someone could still be lurking around here,"he says.
He motions for everyone to continue their stealth as he examines the area for hidden people, especially for a certain Floon Blagmaar. Also, he looks down on the bodies, trying to determine the time and method of their death. They had been watching the warehouse for hours; this killing must have happened before then.
If Rashar wants to make a Medicine check to determine their cause of death, he'll need to get closer. Also, don't forget that three others are outside waiting on a signal to enter.
Morgan fidgits, thinking it has been too long since the others went inside. He glances to the door, considering breaking it down now, and not waiting for a signal. He decides to wait another moment, but little more.
Mardak, Morgan, and Jarret go inside and investigate the corpses, before Mardak can inspect them, they all hear some rumblings from their surroundings. To their surprise, four kenku spring out from their hiding spots to attack them.
Surprise Round
A kenku (K2) comes toward Mardak and is melee range. (K1) comes toward Morgan and is now in melee range. Mardak and Jarret are diagonal from Morgan's position, five feet apart. (K3) and (K4) are further back, using their ranged weaponry to fight. (K3) is 15 feet from Morgan and (K4) is 25 feet from Morgan.

Rashar reminisced over the sight of dead bodies, trying to stop the torrent of bad memories. In doing so, he wasn’t very thorough in his search in the first sweep of the area. After signaling for everyone to come in, he spots something out of place. A footstep in the blood, freshly imprinted.
“Wait, it’s a trap!” he yelled, though he was too late. In a fluid motion he pulls out his crossbow and fires at one of the emerging kenku.

Shortly after the kenku stabs Morgan from his hiding place, he then takes a crossbow bolt to the face, courtesy of Rashar. Blood splatters onto the nearby boxes as the kenku's body hits the floor with a thud.

K2 will continue attacking Mardak with its shortsword, and K3 will shoot Morgan with his shortbow. K4 noticed the bolt being fired from the balcony, so he'll traverse up the stairs to investigate.

Morgan and Jarret have been hit hard to where they're both barely standing. Mardak on the other hand gets pierced deeply by the kenku's shortsword and falls unconscious due to the blood loss. Cath's able to block the kenku's arrow with his shield in hand.
It now goes to the party. Mardak will need to make a Death saving throw. Since Paladin54 is unavailable for the weekend, I'll post Cath's action on his behalf.
