Guardian heads to the door, confusion on his face. Who would be knocking on the door of a basically abandoned house? Partially opening the door, he sticks his head out..."something I can help you with?" He asks the stranger.
"Ah yes. Jalester Silvermane at your service. A friend of mine informed me of an up and coming group of adventurers who had recently acquired this tavern. They specifically mentioned an automaton of Waterdeep who was an expert at helping others. I assume they spoke of you. My leader was hoping to meet with you and discuss a potential partnership." He offer out a letter to you that is sealed with the seal of Waterdeep. "Should this interest you, the letter contains how to contact her and set up a meeting."
Guardian reaches out, taking the letter, not quite sure what to make of the situation. "Uh...ok...I'll take a look. Anything else?" He asks, hoping that was all this man wanted.
Guardian you see four dirty teens follow Jeremiah into the manor. "Wow! How did you land this sweet deal Jer?" Huck asks. They quickly begin looking over the entire place.
‘Hi G. How’s it going? That big lunk over there is Huck.’ he says, pointing to a 16 year old human male, pale skin and sandy brown hair. He then introduces the rest ‘This is Frankie…’ indicating a 15 year old human girl with red hair and freckles, resting on crutches - her left leg missing below the knee, ‘Delboy…’ an older, maybe 18 year old, male half-orc with fresh bruises, ‘and this in Tina.’ a much younger human girl, perhaps 9 years old and with deep chestnut brown skin and black hair in dreads. She has an aura of silence around her and is clearly less confident that the others…
(I'll be moving us along tonight so any more rping you want to get in about the manor or what has happened should get done soon. I know this part tends to be the hardest to get through, especially via pbp.)
"Welcome! It's good to be around young ones again, I have missed it." Guardian kneels down in front of Tina. "Do not be afraid little one, you will be safe here." He says, gently taking her small hand in his.
((Okay, so to summarise the next few hours, assuming everyone is happy with the arrangements for now... Jeremiah shows his friends around the place, and they divvy up the rooms based on the current configuration (expecting to reconfigure the Den at some point). Frankie and Tina will get the Master bedroom to share for now, Jeremiah will get the bedroom next to the tower, and Huck & Delboy will share the Attic bedroom. He figures Guardian doesn't really need a room, but can rest in the Library / Study for the moment, which should be the quietist place!
In terms of other activities, I assume Guardian shares the letter with Jeremiah, who'll read it.. Later on he'll copy all of the spells over from the half-orc's spell book to his, which takes 10mins and no special inks thanks to his new Wizardly Quill!

Both me and the man you met are part of an organization meant to defend the city from any and all attacks. We are the Lord's Alliance. I would like to talk to you about joining our order. There is much work to be done to protect the city and the realm. In return for your aid in this, we offer aid many forms for your other endeavors. Many of our members are nobles and others who wield great power. You can find my messenger in the Yawning Portal. He can take you to meet me any time during the day. I look forward to your response." The letter is signed by Laeral Silverhand, the current Open Lord of Waterdeep.
Jeremiah, as you are falling asleep in your bedroom, you hear a light tap on the window. Upon investigating it, you find a small bird made of paper laying on the windowsill. Upon opening it, you read “Renaer tells us you are a good bet. He bought you tickets to the opera tomorrow at the Lightsinger Theater in the Sea Ward. If you are interested, meet Mirt at intermission. Private Box C. Formal attire is required for admittance.” Enclosed are tickets for the entire party to The Fall of Tiamat
'Morning G.. I'm going to give Frankie and Delboy some money to get some food in, and to start cleaning the place up. Do you need anything?' he stops, remembering the note and tickets from last night, and shows them to Guardian. 'Dunno what's going on here, but somethin' smells off. I reckon we should talk to this Lord first. What do you think?' he indicates the original letter received by Guardian, then looks down at his ragged clothes, and blushes, 'Suppose I'll need some new clothes first, regardless...'
(He'll give Frankie 50gp initially to get food, cleaning supplies, kitchen pots and pans etc.. Then it's time to go clothes shopping....)
"Nothing I need at the moment." Guardian says as Frankie and Delboy head out. "This is all very strange, I don't know what to make of it. But I think you are right, meeting with that Lord is a good place to start and I do really like the opera!" Guardian responds, looking around, deciding where to start the process of making this place more habitable.

Jeremiah, as you walk down the alley and look at the nearby buildings, five catch you eye.
A small wooden sign above this shop’s main door is bare except for a large, bent nail sticking out of it. The front room contains displays of ornate wooden furniture, as well as a selection of bows and crossbows. The wall behind the counter is lined with rows of finely carved wooden canes, quarterstaffs, and shields.
During daylight hours, smoke and steam billow from the many windows around this indoor forge where metal weapons, armor, and tools are made. You can see a fire genasi working the forge inside.
A stately, three-story town house, the third floor of which has been converted into a greenhouse. Its translucent glass walls allow anyone on the street to see the rainbow of flowers blossoming within.

You do recall seeing a clothing store along Trollskull Alley that may fit your needs.
