Is Xanathar's out for everybody or just select people? How does buying books on there integrate and show up? I don't have any books on dndbeyond yet but I do have physical copies of the PHB and Volo's, will I still be able to use PHB and Volo's material in character creation, ie. The new races? I've pre-ordered the book via amazon but don't really care about having a physical copy so I'm debating whether or not I should cancel the pre-order.
Physical copies are nice to have so I'd hold on to it personally. But yes, you do unfortunately have to buy the digital books (or at least the individual parts of them you want) in order to access their content on the site.

How does buying books on there integrate and show up?
When you buy a book, you gain access to two key elements; the compendium and the listings. The compendium is an 'ebook' like version that can be accessed through Sources in the menu. There's the full layout with tables and rules and art and flavour text. The listings are individual chunks of the rules all split up into bitesized pieces. These can be accessed through Game Rules in the menu, and also appear in the character builder. It's the listings that can be used with the tools

D&D Beyond is a separate company from either Wizards of the Coast who made and printed the books, or whichever retailer you used to buy your books. As such, no purchases of physical books translate over to digital books on D&D Beyond. If you want to use the races found in the Player's Handbook (outside what is found in the basic rules) or Volo's Guide to Monsters, you will have to purchase the books on D&D Beyond. Alternatively, you can use the homebrew tools to copy those races into DDB from the books you own, but only for personal use.

I can't answer this question, but I can say I personally find D&D Beyond immensely useful and if forced to choose, would probably take DDB over the physical books.
And I'm just here wondering how you "pre-order" a book that's been out for years. O.o
Pre-ordering is ordering something before it has been released. After release, it's just "ordering".
