After you add a modifier, you must re-save the entire homebrew to trigger the system to pick up the changes. Re-save, then give the system about 20 minutes to update the character sheet and check again.
Ive had that modifier on from the start. I created the homebrew with the Cloak of Protection as a template, so it already had the correct modifier. All I did was change the name, description, item type, and the attunement requirement.
It worked previously when I had it as an attunement item by mistake, but once I removed that, I no longer see an AC boost when equipped.
a 20 minute delay for changes to take effect is unacceptable - from a usability point of view that does not allow for active experimentation with the options and, therefore, does not satisfy the needs of your customers

Start from a non-attunement item, like Armor +1, or else create it from scratch. I've seen this issue mentioned in the forums before and that was the recommended course of action.

Yeah, I found another post. It looks like the attunement flag gets tied to the armor bonus, even when attunement is unchecked. Deleting the bonus and adding it back in also worked.
Hi, I've created a +1 AC item to represent the Forge Domain cleric blessing, but it isn't adding to my AC when equipped. What am I doing wrong?
Is it an Attunement item? Did you Attune it?

Nope, it is not an attunement item

The modifier you want to use is BONUS > ARMOR CLASS

I was having the same problem with my Dragon Cloak https://www.dndbeyond.com/magic-items/5064275-dragon-cloak
When equipped it adds the Fire Immunity but didn't change the AC
FOUND MY FIX - amongst the conversation https://www.dndbeyond.com/forums/d-d-beyond-general/bugs-support/5140-homebrew-armor-modifier-set-ac
I changed "Bonus: Armor Class" to "Bonus: Armored Armor Class" and it removes/adds +1AC when I un/equip it.
