No longer willing to wait for Saros' next choice, Khan turns and runs towards the window. She goes to grab Ghee and Bleep in succession, clearly trying to move as many people out of the room as she can before the next explosion...
(OOC: I am not done resolving Khan's turn just yet. Before moving forward, we'll need to hear from @MB and @Drache regarding how they react to Khan's actions. Are they going along with it or do they have their own ideas? Are there any reactions you want to use?)
Bleep allows Khan to evacuate him. Bleep did want the mansion to burn to the ground and now the denizens of the house can actually blame him for doing so.
(OOC: Since they are offering no resistance, those grapple actions go through without issue.)
Khan grabs Bleep on her way to Ghee and then judo-tosses the dwarf out the window, even though the angle is a bit awkward due to all the destroyed furniture pieces lying about. Ghee tumbles a bit initially but corrects midair to land in perfect tuck-and-roll action. (Slow Fall reaction to avoid all 17 fall damage.)
Khan follows her instructor a second later, though she climbs some of the distance down before dropping to the ground. The orange grung is mindful of the extra weight in her descent such that neither Bleep or herself are injured. (Slow Fall reaction to avoid all joint 23 fall damage.)
(@MuggsHill: Good call on Celest having experience escaping her own room. I'll give her advantage.)
Celest goes next and fights her paralyzing fear once the realization that she might be left behind hits her. She uses the skills Dicky presumably taught her and climbs down the window with the help of Ang's rope.
It turns out she is quite quick and nimble when need be. Celest makes her way down the rope until she feels it is safe to drop and land on her feet (a 5ft drop for her).
She instinctively hugs Ghee now that she is out of the fiery inferno.
The one Flameskull that is not blurred finally gets around to ramping up its defenses. Darrik sees the second skull in the row also become a Blur in front of his eyes.
Two other skulls attack Darrik with fire rays coming our of their eye sockets:

The giant hyena is an easy target for the rapid fire rays. Darrik can't avoid reverting to his dwarven form and then burning a bit more. Although the dwarf is severely damaged, he manages to stay up for now.
Mad, echoing laughter fills the air as the fourth Skull releases another Fireball. This one finally bursts through the weakened walls and doors in the hallway, and fire engulfs all of those still in the vicinity:
-> Gnator's DEX saving throw {DC 13}: Success (Gnator takes 9 fire damage and is INSTA-KILLED.)
The large explosion not only destroys most of the hall and nearby rooms, but it also forces a sizable hole into the roof. Saros rises with difficulty after being blasted by fire. He sees that Cawkrin is singed but alright. He sees that Darrik within an inch of his life. He sees that Gnator has been eviscerated by the explosion.
Through the flames, Cawkrin, Darrik, and Saros notice that the situation is getting only worse. Two new creatures have appeared within the flames. They are both twisting, turning, and screaming as the fire nearly everywhere burns them as well. They are 10 feet ahead of Darrik, closer to the skulls.
(Saros and Darrik are up next. @Muggshill preemptively posted a turn but, given the circumstances, I'll allow it to be revised.)

Adrenaline rushing after surviving the fireball, Saros tosses the deck of cards out the window (free action) "Here - in case things get worse" and, being already at the window he uses dash to uplift his movement rate, forgoing his action in the hope that he manages to climb down the rope without slipping.
As he climbs out the window he yells to Darrik & Cawkrin - "Let's get out of here"
Saros 15 (Acrobatics)
Assuming the above check is a success, and that this is about as far as he can get - when he gets to the ground he goes prone, hunching up against the wall as much as possible, wondering if his fate is sealed

Then, as quickly as he can, the wizard hops over the broken window sill and begins climbing down the rope. Given his starting position, he manages to touch ground without ever needing to let go of the rope. He remains by the manor's outer wall for now, hoping it is safe.

Ang looks up to see the metal box falling in her general direction. She tries to snatch it out of the air (reaction used) but fumbles. Much of the impact the box would have taken is absorbed by Ang's fingers, such that when the box comes to a rest on the ground, it opens without spilling any cards. A quick look over the artefact shows that the cards are still nicely stacked within the opened box, almost as if they are forced together until properly used. (Ang takes 1 bludgeoning damage.)
Darrikbravely follows his companions through the window. His Gloves of Swimming and Climbing help in the descent, but he is still forced to drop from up high in order to reach safe ground. He lands awkwardly, bumping his head and going unconscious. (Darrik takes 3 bludgeoning damage. and is now unconscious, incapacitated, and prone.)
NOTES: Doors and broken window marked with blue arrows. Blur represented by red diamonds. Variant "Hitting Cover" rule applies. Rooms 13 and 15 are Lord Weirding's Chamber. Cawkrin is the last to leave the flaming house, but he does so swiftly once he gets going.
As soon as he joins the group outside, he informs them of Gnator's fate, or so you think: "And little gnomes stay in their homes, eating, sleeping, drinking their wine..."
The manor's top floor is burning furiously. It is just a matter of time before the entire building is engulfed in flames.

Ready to return the favour to Darrik, Ghee takes a potion from his pack and pours as much of it down the dwarf's throat as he can while massaging his throat to try and facilitate a swallow.
(OOC If Darrik used the potion of greater healing then it's just a standard potion so, 4d4+4 for the greater potion gives 16, otherwise it's just 2d4+2 for 5.)
Once Darrik looks somewhat back with the living, Ghee backs off as far as he can.
(@MB: Yep, he used the greater potion on you, so you'd be using a regular one on him.)
As Cawkrin delivers the bad news regarding Gnator, Bleep thinks fast and suggests that the group should simply leave. Ghee agrees but sees to Darrik's health before actually going anywhere. (Darrik heals for 9 HP.)
As the group looks up at the manor's third floor, they see a veritable inferno that is only getting bigger as it makes its way down the building. Fire blasts and explosions continue to take place amid a multitude of angry and bestial snarls of fury and pain. It seems there are more sources of those now than just the ones the group saw while still inside the manor.
The group is still in the courtyard but, for now, it looks like the monsters inside are duking it out.
WE ARE NOW OUT OF INITIATIVE. YOU MAY DO AS YOU WILL.
Ang looks around and assess the situation. "No time to rest friends, we need to reach the forest. There, we will be safer. If manor's door are open, I suggest to rush through there, otherwise, yes, basement. But for basement we need to re-enters the building...not good"

Saros, almost sheepishly, picks himself off the ground and says, catching his breath "Not what I expected........won't make that mistake again.......hope that door to the caves is still okay.....possible that Weirding sealed or trapped it to stop us returning that way of course.....we could just run for the gate and beyond....decision is yours...don't trust my judgement after the mess up there"
He then quickly scans to see what became of the case full of cards before following Khan and the others.....

Khan let go of Bleep to at least taking the moment during the brief bout of conversation to guzzle down one of her potions. Though, it would hardly improve her mood, as she's still quick to glare at Saros and Ghee following the former's last admission. With time being of the essence though, she only adds while going over to throw Blip onto a shoulder,"The Gateway we go. Quickly. Then Jungle. Before goblins come to noise. Work out rest after safe." She said curtly, at least for those slow in running way or another.
--> Potion of Healing: 6 HP regained.
In either event, Khan is not far behind the others, adding curtly, "Don't touch vines if can on wall. Weirdling not lie there at least. Very pointy."

Letting out a small squeak as he gets grabbed, Ghee submits to Khan's attempt to yeet him out of the window.
Assuming the grapple is successful, he uses his reaction to slow his fall to reduce fall damage by 30.
