First post here. I couldn't find anywhere that explicitly said that I would get a .PDF of the guide. It only says that I can use the copy I purchase on DnD Beyond. Is it not accessible outside of this website if I buy it from here?
Correct. It's for DND beyond only. An app is in the works for DND beyond, but there will be no official PDF for 5e stuff aside from what gets released by Wotc on the Dungeon Masters Guild.

You didn’t buy a PDF, you bought the materials to use on the website. An offline version of the site is coming soon, but not available yet.

Is anyone else angry that there are dndbeyond exclusive pre-order bonuses? i pre-ordered at my local game store because i like to have the book so that i don't have to rely on a website that may be down when i need it, but im being excluded from content because of it.

If you prefer owning a book to using D&D Beyond, that's cool - using digital tools isn't for everyone. :)
I don't understand why you're angry though - the pre-order bonuses are:
Expanded Racial Feats: 16 new racial feats for races outside the Player's Handbook. So, that's some homebrew feats created by the D&D Beyond team. I'm pretty certain that within minutes the details of these will be posted on twitter, reddit etc, so you can print them off and use them in your game if you like.
New digital character sheet image backgrounds and portrait frame options from the book. This isn't content, it's cosmetic, though it does look pretty sweet. As you chose not to purchase the digital compendium, I don't see how this would affect you?
Early alpha access to the D&D Beyond compendium/ reader mobile app release later this year. Again, this isn't content.
because i mostly play adventures league, xanthars is going to be AL legal but if i don't have the book thru dndbeyond i wont be able to use it . I will also be paying $20 more for the book which did not cost $20 to make for Less content.

If you're referring to the "expanded racial feats" available as a pre-order bonus on D&D Beyond, they are not official WotC content and not AL legal.
The official Xanathar's content on D&D Beyond and in the book will be identical - as an AL legal book, it couldn't be any other way.

If you are playing AL, and sticking to the PHB+1 rule, how exactly do you intend to make use of the extra feats from Xanathars? They apply to the races that do NOT appear in the PHB (ie from Volo's or SCAG) and are homebrew (which we suspect will launch around the same time as the homebrew feat system, so I expect someone to make it public not long after launch)
If it's on the 10th, it will be just in time for my next convention on the 10th-12th. Woohoo! :)

Lotsa great DM tools in DM's Guide too. I'm pretty sure a lot of integration is planned for the Campaign Management Tools at some point next year.
