GRAPPLE RULES FOR MONSTERS Many monsters have special attacks that allow them to quickly grapple prey. When a monster hits with such an attack, it doesn't need to make an additional ability check to determine whether the grapple succeeds, unless the attack says otherwise. A creature grappled by the monster can use its action to try to escape. To do so, it must succeed on a Strength (Athletics) or Dexterity (Acrobatics) check against the escape DC in the monster's stat block.

The Grell continues flying to it's nest (I don't have a description, but invision woven, maybe a cross between a spider's web and a bird's nest). Once there it again attack Oreus with its beak Attack: 10 Damage: 8, it failed to penetrate Oreus' armor.

If you had rolled a 1 you would have been able to act next round. You don't have line of sight so you're relying on sound to let you know there is a problem. You make it though so you can act this round. A dash should get you to the top of the balcony.

Your action was the athletes check to get free from the grapple. Getting below the closest staircase should require a dash, which you can't do as you took an action. You get to the staircase but stop before descending them. You can drop your weapon here if you want, but you don't have to as you didn't get as far as you thought you would.

You only move 30 ft and please don't run away from the monster, you and I are the only ones built to take hits

to sum up:

MOVE: move some place where I have at least half-cover (from columns or from the top of the stairs)
I do not drop the weapon so if the monster comes back, I can use polearm feat for opportunity attack
