Doldek breaks the sapphire gem on the floor in the square just north of Goblin G (reaction). He then takes a step north and casts Fire Bolt at Goblin F.
I forgot to specify that none of the goblins has a shield, so their AC is 13, not 15 like in the stat block.
@Ophiuchu5 The Air Elemental Doldek just summoned acts on the party's initiative. Doldek can verbally direct it to take a turn this round. Goblin F is currently at 3 HP.
@HunterOrien @Backstabitha Hobgoblin F is dead by the time Chase casts Heroism. I didn't mention it explicitly before, but Hobgoblin E is visible in the next room through the open door. It hasn't taken any actions this round, but it is freaking out over the violent intruders appearing out of nowhere and is in the process of drawing its sword. It has 9 hit points.

Several goblins try to shove Dunkin away as they pass by, but he can repel them with ease. Unfortunately, it's hard to make a ranged attack in such a crowded space. The curtain blocking Chase, Nyli, and John's view of the south hallway is blown away. The winds coalesce into a whirling cloud of air and dust. A face of sorts is visible inside the cyclone. It looks at Doldek, waiting for instructions, but it glances for just a moment at Dunkin. The howling winds continue, but anyone who speaks Auran or Primordial can understand that it is speaking. "I await your command, conjurer," it says.
Doldek, having Identified the Elemental Gem, recognizes this as an Air Elemental, and that it will obey his commands as long as he concentrates on maintaining control over it. If Dunkin makes eye contact with the elemental, for a split second he gets a vision of an endless cloudscape, gale force winds, and a giant, floating castle nestled in a cumulus cloud. With a successful DC 20 Intelligence (Arcana) check, Dunkin can recognize:
He is seeing the Elemental Plane of Air. If Dunkin travels there, he could one day* learn to transform into an air elemental.

A third hobgoblin, Hobgoblin G, runs across the east room. It barely looks at you as it runs by, pulls the door all the way open and hides behind it. Vasha can see just one of its eyes, wild with fear, through the gap between the door and the wall.

Vasha steps into the room looking around to identify the source of the roar. If he is close enough to the owlbear to move and attack it with his greatsword then he does that and if not then he throws a javelin at the owlbear and steps back into the hall.

Realizing the melee they are in, Dunkin casts Wild Shape again (Bonus Action) and transforms into a Brown Bear. As he transforms the smell of goblins snd blood is strong in his nostrils. He immediately launches an multiattack on the nearest goblin (Goblin ‘J’).
Maintain heroism on Vasha. Chase raises up his holy emblazoned shield, “By Gorym’s fiery eyes! Drop you're weapons now and flee!”

Thanks to Dunkin and the Air Elemental, the south hallway gets a lot less crowded. Goblins fall left and right, slashed by claws or slammed into walls. Of the two survivors, one drops its knife and flees northward and sees yet more enemies, but one friendly face in the crowd. "Save yourself, friend!" it cries to Chase as it runs by. The other goblin makes a halfhearted attempt to stab at Bear-Dunkin before following after its friend. Its face shows nothing but fear as it passes you all.
Hobgoblin G abandons its post in the doorway and runs out of sight through the curtain in the east room. Its longsword clatters on the floor where it drops it.
As Nyli scans the area for enemies, she sees a dark figure run through the north storeroom. It leaves the door ajar as it sprints out of the castle.
Vasha turns the corner in the east room and finds a large, angry mass of feathers and fur. The owlbear screeches when Vasha stabs it. It bites him in return and swipes at him with its claws.
Doldek follows the sounds of combat through the eastern door. He briefly snorts in amusement at the fleeing hobgoblin before shrieking "Oghma's lute!" at the sight of the monstrosity tearing into Vasha. He evokes some Magic Missiles before remembering his command of the Elemental. "Owlbear! Attack the owlbear!"

Dunkin's/Brown Bear's instinct is to follow the sounds of fighting into the East room (Move 40'). In the whirlwind of feathers, fur, and debris that is now the East room he senses a lone hobgoblin hiding nearby, and immediately launches another multi-attack. Surprisingly, the cover of the door prevents the creature from sustaining significant damage from the mountain of ursine fury in front of it.

Claw attack on Hobgoblin 'G": 11+6=17 to hit (miss). I originally rolled damage thinking I hit but forgot to add 5 to the AC for the 3/4 cover.
The two goblins flee into the forest. They duck out of Nyli's sight and disappear into the trees. The dark elf similarly—though much more expertly—disappears into the darkening forest.
The hobgoblin abandons its position behind the door and narrowly avoids Bear-Dunkin's claws as it flees through a curtain on the north side of the room. Seconds later, anyone in the east room can hear a knocking and a hurried, "It's me; please let me in!" in Goblin, followed by the sound of a heavy door's being opened.
In the owlbear's tower, the owlbear braces itself against a wall as it withstands the gusts of the Air Elemental and swats back at it with its claws. The owlbear next lunges for Vasha's neck, piercing him with its beak but failing to tear out the throat of the one blocking its path of escape. It cranes its head, trying to look past Vasha towards some exit and cries out in pain and fury when it gets hit by a volley of magic missiles.
Monsters Round 4:
It's just the owlbear now unless you go into other rooms of the castle.

If any character passes under the curtain in the east room, they will find a hallway going north, then turning west towards the north storage room. A heavy, locked door with sounds of footsteps behind it lies to the east.
Dunkin/Brown Bear’s fury builds as he sees Hobgoblin ‘E’ escape and his attention turns to the screeching Owlbear. He turns and barrels into the creature hoping Vasha and Chase are able get out of the way. His teeth and claws soon feel the satisfying crunch of flesh, bone, and feathers.
