The Will-o-Wisp starts to follow Xanrym, "If this is all the case, why have I never seen you here before? Might you simply be one of these adventurers I heard the Legate talking about." As the Wisp crosses the middle part of the room, both of the readied actions trigger.
DC 14 WIS Save for Will-o-Wisp: 12
I'm also going to roll Initiative again seeing as how we've kind of entered a new battle order.
Group 1: Will-o-Wisp
Group 2: All of you.
The actions trigger and the Wisp's voice screams in your heads, "INTRUDERS! THEY HAVE ARRIVED! I MUST INFORM THE LEGATE" and then winks out of visibility, becoming [condition]Invisible{/condition]
You all are up. You are now in a large empty room, the Will-o-Wisp just disappearing in an instant.

Round 1: Xanrym
"Hit it!", Xanrym shouts. Of course, he doesn't know whether it's even still in the room. Did it just vanish, or can the things teleport? He wish he knew more about Will-o-Wisps than old wives' tales. Nature: 7 (in game log) Hoping that it's just invisible and still near where he last saw it, Xanrym attempts to fire his crossbow at it. Perhaps Avery will have more luck
Movement: None. Remaining where his is, trying to keep track of where he last saw the Will-o-Wisp. Action: Cast a spell True Strike with Attack the Will-o-Wisp, Crossbow, Light (80/320): 17, Damage: 6 (radiant) Attack roll is with disadvantage because the target is invisible Free Action: Talking
(OOC: Was Avery hidden from the Will-o-Wisp, and does that mean that the advantage from being unseen by the Will-o-Wisp and the disadvantage from the creature's invisibility will cancel out?)
Yes it would, but you still need to attack the square that the Will'o'Wisp is in. Despite Xanrym's good roll, he does not hit the Will'o'Wisp. For the others, I won't make you describe specifically what square you want to hit, you can just describe what area of the room you want to attack. There's the middle of the room, where Xanrym just tried to hit, the north towards where the Wisp was taking you before, and south back where you came from.

(OOC: @Aaggie - since the Will-o-Wisp turned invisible, you need to indicate where Avery will try attacking. ⤴️)
(OOC: Nice to roll a 19 with Disadvantage but would have been a crit! Also am thinking that with Theldrin's nice History and Arcana rolls he probably knows a fair amount about Will-o-Wisps)
Theldrin's Firebolt seems explodes in a space near the door to the north, but the fire get's sucked into the space, like the firery energy was partly absorbed. It seems the Wisp has been hit, but not overly hurt.
DC 10 Concentration check for the Wisp's Invisibility: 4
And the Wisp blinks back into vision, just in time for Avery to lash out with Whisper, the magical energy of the blade slicing the Wisp in the air. The Wisp is looking really dim now, so Liarin and Toska try some cantrips:
Liarin Starry Wisp against Will-o-Wisp: Attack: 8 Damage: 3 Radiant
Toska Sacred Flame against Will-o-Wisp: DC 12 DEX Save: 25 or 2 Radiant Damage

Theldrin open the Northern door again and unless he sees anyone coming, he aims a Fire Bolt down the hallway, guessing that the Will-o-Wisp is headed this way.

Attack: 11 Damage: 1
Round 2: Xanrym
Now that the door to the north is open, Xanrym moves toward the door and fires a shot with his crossbow down the hallway just in case Theldrin knows something he doesn't. "Should we go ahead and head this way?", Xanrym asks. He's worried about leaving the Will-o-Wisp behind them or heading into a fight with Garath and the Will-o-Wisp at the same time, but maybe it's better than waiting and giving Garath even more time to prepare for their confrontation.
Movement: Move 30' north toward the door and to get a line of sight down the next hallway Action: Cast a spell True Strike with Attack Will-o-Wisp w/ disadvantage, Crossbow, Light (80/320): 16, Damage: 7 (radiant) Free Action: Talking
And is unable to connect. I’m going to say you are out of initiative now. You feel like perhaps the Wisp has got away.
You’re at the precipice to the hallway. It opens up into a room to the north, while a small wooden door lies to the west. The wooden door is barred from the outside.
Xanrym says, "D**n! Sorry, I thought that Will-o-Wisp might let us all through. When it tried to split us up, I thought that it would be better to attack, but I didn't know how to signal you. In the future, if I mention"
Avery looks at the door, barred from the outside. "Wonder who or what is behind here, a friend or foe."
Xanrym says, "Istus knows! We've seen that the cult has put various monsters down here, like the harpy and the slaad. But they must have a jail or dungeon where they keep their prisoners. The cult brought Cirilli here, and when she resisted the naga's enchantment, they must have had somewhere to put her! Maybe this is the place?"
Xanrym will step forward to check the door for traps by the light of his lantern. Investigation14
If Xanrym doesn't think that the door is trapped, he steps back to let one of the others perhaps listen at the door first and then open it. He'll just readyTrue Strike his Crossbow, Light in case anything attacks them as soon as the door opens.
Xanrym doesn't notice any traps. Theldrin listens at the door and hears muttered voices, it's possible they could be speaking common. Perhaps a man's voice? Somewhat soothing.

Toska needs to be able to see a creature to cast Sacred Flame. So that option is out, she has no damaging spells.
Liarin will try to cast Starry Wisp at disadvantage toward the north:
