Xanrym is relieved that it sounds like he's not speaking to the naga, but that means that they're about to enter a fight with some cultists. He let's some of the fear he's feeling into his voice as he says, "Yes. O...Okay. I'm coming right down." He quietly tugs at those in front of him, shifting carefully to the front of the line. As he passes the others, he whispers quietly, "I'll enter first with the lantern. Attack as soon as you're in the room, and maybe we'll surprise them."
Xanrym proceeds carefully down the stairs, leading the group. He holds the lantern high, just above his head so that it lights their way without lighting his face well. He hopes that it'll take the cultists a moment to realize that he's not Oliver, and in that moment, he can step to the side, and Avery and Liarin can enter the room and attack the cultists.
Seems like you're trying for a surprise round. I think I want two things, a Deception check against the speaker's Insight of 9 . The rest of you roll Stealth against the Perception check of 23
I did not apply the minimum (result is at least 15) to that check. RAW, Xanrym's Silver Tongue feature applies to allDeception checks, but maybe that minimum should only apply to things he says he says. (RAI - based on the name of the feature and the "Eloquence" subclass).

As Xanrym comes down the stairs, he sees a woman holding a small crossbow with a hood over her head. She has pale skin and dark hair, and a lithe, nimble frame. She is flanked by three powerfully built men with maces. She looks at Xanrym inquisitively but doesn't raise the crossbow. Xanrym has the chance now to perform one action as a Surprise Round. However, afterwards, the woman sees the rest of the party coming in behind and realises the ruse. She yells, "We've been comprimised! It's those adventurer's from Orlane. Kill them!"
I'll roll Initiative once Xanrym has taken his action.
All these sqaures are 10ft again. You see three other exits from this first chamber. One to the east, one to the west, and another behind the hooded woman to the south.

As soon as Xanrym steps into the room and sees four cultists, he steps to the northwest corner of the room to get out of the way of Avery and Liarin. He says over his shoulder, "Four cultists," and then calls out Vicious Mockery at the cultist who is farthest forward, sets down is lantern in the northwest corner, and draws one of his shortswords.
Movement: 20' west to the NW corner of the room Action: Cast spell Vicious Mockery at the cultist on the NE, WIS 13 save or target takes 1 (psychic) damage and has disadvantage on the next attack roll it makes before the end of its next turn. Free Action: Talking. Item interaction - setting down lamp and drawing a shortsword.
