I think if we plan to stay in Waterdeep we should take Raenar up on his offer and get this place back in to working order!" and he turns to his companions and smiles "Dori, Gargan, meet Lif the spirit!" and with that he'll leave a paw print in the dust next to Lif's name.
Startled a moment by Clourfur's simultaneous statement it takes a moment for it to register that Cloudfur has already learned the spirits name. "Lif is it, pleased to make your acquaintance Lif. How does us getting this place re-opened sound to you?"
There is no response. At the moment, activity down here appears to have stopped.
Sizan: You walk slowly up the stairs - it's definitely getting colder as you get farther away from the fire on the main floor. The door creaks as you open the door into the library. This room isn't entirely empty - there are a couple of bookshelves that have maybe a dozen books scattered across them. As you pass the open door you stop as you look to your right and see a humanoid apparition floating there, holding an open book. It is of average height, a bit stocky, and surprisingly well-dressed. It looks up at you when you enter.
Sizan didn't dare blink or move as soon as he saw the apparition. Once it began looking back however, he gave a small wave... and then promptly but casually disengage back out the door, closing the door in his wake. "Bars open downstairs, by the way."He says during the closing moments. That is, assuming he gets that far without having the door cut off his escape. If he can reach the stairs without further incident, he'll stop for a moment to write down in his book 'The Library is also haunted', circling it twice before muttering to himself. "There's always more... Always."
With that said, he starts examining the nearby doors while keeping a wary eye out for any ghosts. And if he sees any new or old, he'll make a point of avoiding crossing their paths.

When you realize you're doing too much: Signature.
Sizan continues to explore the house. The residence is almost entirely cleared out, with nothing in the rooms except cobwebs, spiders and occasionally rats. Most of the windows are boarded up. The upper three floors are actually in surprisingly good condition from what you can see - some repairs are required but they wouldn't be significant. You see the same apparition three other times. It does nothing but just stare at you. It's fairly creepy. The last time you see it is in the attic, and after a minute or so it starts to fade out as it sinks downward into the floor.
Downstairs, after around 15 minutes you all see 'Lif' moving things around again. Righting furniture, rearranging things. A broom wanders out of the pantry and starts sweeping. It's as if he's straightening up.
The pantry, cellar and kitchen are all empty save for 5-6 casks of what used to be ale and wine. They are undrinkable now (or perhaps should just be labelled "Dori").
As the knock sounds Gargan is deep in thought about where to begin with renovations. As he is brought out of his contemplations he moves to the door to find out who is there.
You open the door to find short, wide and round dwarf with red hair and a long beard with two braids in it. He looks up at you:
"Aye. I heard someone's bought this place and might be lookin' ta reopen it. Name's Maren Ironbreaker. Most call me Ironbelly. If ya care to give me some time, I've a proposition for ye that I think ya might like."
He looks in the doorway and then back at you. You decide to hear him out. He walks in and stands in the middle of the tavern. He looks a little perplexed at the floating broom but doesn't let it bother him.
"Right. Now I'm wagerin' none of you lot has ever done anythin' but drink in a tavern before, never mind knowin' how ta start and run one. I'm also wagerin' you all got more important things ta do than sweep floors and pour drinks. I can help ye' get thas place fixed up and runnin'. And when it's runnin' I'll keep 'er goin for ye'. I know the merchants and trades, and I know all the guilds and orgs in town that'll want a piece of this place when she's goin'. I can get it done faster, cheaper and better than you would on your own - and you can go about yer business while it's happening."
He pauses for a few moments.
"My fee for makin' this happen is simple - 20%. You give me a 20% stake in the tavern and it's profits. You put up the gold and I'll put in my time. We'll be in business and makin' money in no time. You can have any input or involvement ya' want, and what ya do with the floors above is up to you. I been eyein' this place for a long time - it's got history, and I know it's got loads of potential. Be the best drink-up in the North Ward! What ya think?"

Gargan
As the Dwarf finishes making his offer Gargan mulls it over for a few moments, looking to the others briefly to try and gauge their reactions. He turns back to the Dwarf and says "That sounds like a fine offer indeed and I believe we do plan on bringing this place back to it's former glory, though that decision is not yet made as we await our forth companion to rejoin us."
He pauses for a moment. "20% you say." Letting it hang in the air for another moment to build an air of tension before he continues:... "While I do not doubt your expertise and commitment, in fact I am most fascinated by your offer, it is quite an ask none the less is it not? Might I make a counter offer of a 16% stake in the tavern, but maintaining the 20% cut of profits. I think it only fair that myself an our companions maintain a slightly larger stake of the property itself no? And yet it is only fair that you receive an even split of profits for it is your knowledge that will bring them about of course. What say you to that?"
After finishing another mug of what might actually be just slightly better than troll piss, Dori stands up to join the others, to offer some of his fine goliath wisdom.
"I never thought in my wildest days I'd find myself partial owner of a tavern. It is a challenge that if forced to overcome, I will do so no matter the difficulties. However, if my friends decide this is too much for us then I will gladly give Ironbelly his chance."
Dori smiles broadly, "Also, the invisible bartender stays. "
Sizan completes his survey, noting each place the apparition shows up as places he is /not/ visiting often anytime soon. That is, if it can be helped, in any case. If on his way down to the bar he sees the apparition, Sizan will throw caution to the wind and engage it -- the gentleman in conversation. Though if not, he more than happily continues his beeline down to the bar in due time. When he does eventually get down there and see the dwarven gentleman, he only raises a questioning brow, and looks back and forth between the party and him a few times.

"Well I'm open to negotiatin' but ye' need to decide what you want to do an' I dinnae expect ye' to do that wit' me standin' 'ere. Ah've made me offer - if ye' decide you want me help, I'm often at the Portal and if not - Durnan can get word to me. Ah'll perhaps check back in a day or so. In the mean time Ah suggest explorin' the neighborhood - thar's some good folk around 'ere that are worth knowin'!"
With that he nods and walks out, and you're back on your own (well, with Lif). Day is yours - it's probably around noon by this point.
"I am going to check out my new quarters!" and heads out the doors and upstairs to check out the rest of the place. He'll just poke around the second floor and then the third floor before deciding he likes the upper left bedroom on the third floor (with the turret room attached)

Cloudfur, you don't necessarily see anything but you have a strong feeling that someone is watching you. Like, all the the time, and RIGHT behind you. Every time you turn around to check you feel a small gust of wind but don't see anything.
Sizan gave Cloudfur a deadpan stare for the 10% comment, knowing waterdhavians as he did. "Hm. I look forward to seeing later than, Mr. Ironbottom. Enjoy the rest of your day." He said in passing, and went as far as to respectfully open the door the dwarf. "So, I was taking notes and--the cat is-..."he whipped around catching only a glimpse of cloudfur zipping out the door.
With a tired sigh, Sizan turns back to the others and say, "So, there are more than just one spirit staying here. I've made note of their movements, but have been hesitant to engage with them considering our friend down here. They -- he seemed to enjoy books however, so there may be common ground there to.. learn a thing or to from him. If it is all the same however, I think I will take the spare bedroom on the second level."Sizan expresses as he starts for a stool without thinking about it for a moment, but catches himself.
"... *ahem*... As it is winter, and thus time is of the essence, I will be exploring the neighborhood. If any of you wish to accompany sooner than later than you are welcome to. Otherwise, I will leave this with you."Sizan tears out a rough sketch of the manor and places it next to Gargan. "For you all, and catch you outside when you are ready to greet our neighbors. With any luck, one of them will be a wizard interested in that book your cat friend for you earlier."
