Hey all I'm working on a new item that loosely based on a previous item I brewed up called The Spare Room. In the previous item I was plan on a much grander scale but I was running into raw vs rule of cool to the point that if I didn't include a line about not stacking the item set it would be breaking. So I dropped back to just a single item that had levels to it that would allow more to happen within the space created but not blow out bags of holding and the like. So with out further ado here is the rough draft of the Phantom Rooms.
This brass door knob and plate seem just like any other door knob except for it's missing other half and the faint etching of a word in many different languages, DC 10 to find one that you can read as "Knock". When the item is placed on any flat vertical surface and the command word spoken. The item will then stick to that surface and the faint outline of a door will appear on the surface as well. As of entering you will find a comfortable chamber fit to serve as a common hall for guest. In one corner there is a way to cook meals be it a firepit to a full Tavern kitchen The total size of the space is determined by the rarity of the item and the must be continues. Should you speak the command word again the space dissipates and anything brought inside will be pushed harmlessly out to the nearest unoccupied space were the item was used.

I'm kind of basing this off the spells Leomund's Tiny Hut and Mordenkainen's Magnificent Mansion in term of max size and function. I don't want to have a nesting doll situation but not sure how to word it without causing bags of holding and the like from forming an astral rift. Yes I know I did an odd thing in terms of space increases and that it doesn't reach the area that Mordenkainen's Magnificent Mansion reaches but I feel as if it reasonable for the level of magic item. So please any helpful feedback would be appreciated and good luck on your adventures.
