My DM has given me a version of Studded Leather Mariner's Armor that allows me to breathe underwater and has +2. I've created the water breathing by adding that spell but the +2 AC bonus is not displaying. Here's the details page:
And on the edit page this is listed as: Bonus - AC Max Dex Modifier 2
But I've added it, am wearing it, and there's no +2 AC.
I can add the extra AC in the Armor Class box on the character sheet as an additional bonus, but I'd rather be able to have it added by the armor itself so I remember where it's from. What am I doing wrong with my creation?

EDIT: I only ask because it does require attunement and I didn't see you mention that in your original post so I just went straight for the simplest solution I thought was available.

Did you attune to it after you equipped it?

Successfully completed the Tomb of Horrors module (as part of playing Tomb of Annihilation) with no party deaths!
It appears you have used the wrong modifier. I would recommend using Bonus -> Armor Class -> +2.
The modifier you used is for how much of your DEX mod you can add to armor (like how medium armor caps at +2 from DEX).

When equipped it adds the Fire Immunity but doesn't change the AC

I changed "Bonus: Armor Class" to "Bonus: Armored Armor Class" and it removes/adds +1AC when I un/equip it.
