You heard movement, so you know he's running and not teleporting for example. You would know that he's unlikely to be too far away, yes. I'm not sure I'd go so far as to say she's certain he's within 30 feet.
(OOC: For Dispel Magic, the issue is still that you need to target a creature, I think. It refers to there being a 'target' in the spell description. So you would need to tell me the square where you cast it, and it will work if Jos is there, but have no effect otherwise. There's some sage advice on this which I honestly don't find very illuminating. I think for this situation, the fairest thing is to ask you to make a Perception check at disadvantage which represents Nate's attempts to detect the wizard using sound alone. Depending on the result, you'll either get a clear sense of where Jos is, a vaguer sense, or no sense at all. You still get to cast the spell this turn - I won't make you use an action for the skill check.)

Round Three Jos Nate Nub Jalt Soar
Jos winces from the attacks of the Spirit Guardians (technically this is the first time he takes damage from them, so we'll use the rolls from above.) He looks in alarm at the towering figure of Jalt, and the other enemies he faces, and he casts another spell. He vanishes, but immediately reappears near the desk in the hallway to the north-west. Gathering his robes, he takes off at a surprising speed, running and dashing away from you.
At the same moment, the door nearest to Nub crashes open, and you see a figure you have seen before, a tall and furious black half-dragon, Rezmir, the leader of this part of the cult. Her face is obscured by a strange-looking black mask that allows you to see only her eyes, but there's no doubt about her intent. Behind her, in the room that is probably her main study, you see two drakes, snarling and about to leap towards you.

Choose one creature, object, or magical effect within range.
We know he went invisible because of the foot sounds, and we know roughly where he is.
Would Nate be able to choose Jos's invisibility as the magical effect to dispel?
If so, then that's what Nate will do. He waves his hands around trying to move the air to wipe away Jos's invisibility.
Cast Dispel Magic to void the invisibility.

Thanks Steve that all makes perfect sense. The result of this check will also determine if Nate casts the spell, or does something else.
