(W3 is the one that is getting hit by the AoO just as it is the one that has hit Rellahne twice. Rellahne definitely wouldn't have healed herself since her ward wouldn't even have been broken.)
(I wasn't sure if Divine Smite would work on an opportunity attack, but I can't find any reason not to let it.)
Oreus hits the Warerat as it is leaving his combat range. Asking once again for divine favor. The glaive bites into the rats skin causes the warerat to jump a little bit in surprise and pain. However the wound isn't fatal, and the Warerat continues with his planned attack on Rellahne.
Oreus eventually resolves to use his wand, even if risky, because his companion is in dire straits.
He takes the wand, walks towards the closest foe (W3) standing at the usual range of burning and, once sure there is none on the way, he lets out a big flame against it

burning hand at level 4, hence using 4 charges for a total of 21 fire damages, DC 12 for the wererat to halve them

Rellahne is still shaking a little, as she looks down at the dead body of the last wererat to bite her. Her breath is heavy until Irena's voice shakes her out of her panic. "Uh. Yes! I got harmed." She looks down at where the bite marks and wounds used to be. "But, I'm better now. Thanks to the wand. I do not understand what made those things fight to the death. They had plenty of opportunities to escape."
Vuntuk walks over to Rellahne and gives her an aknowledging clap on the shoulder (or probably more like on her arm as close to the shoulder as he can reach). Looking down at the dead rats around her.
"Ya helt ya own quite well there, those buggers certainly put up ah fight."
Vuntuk also want's to know if the fighting drew the attention of other people who might cause problems (especially bath hous owners and company).
Perception check to see if anybody is watching the group. 20
Shadow will speak to the guards. "We are on assignment from the captain to investigate the goblins. We were attacked by these creatures when we approached them to ask why they were watching this bath house. The bath house is where we were going to investigate as well. Can you post guards here overnight to watch this area and we will return tomorrow to continue after we attend to our wounds?"

You all return to your home, and eat and rest.
Irena tells the party about her venture into the bathhouse, ending with the statement that the two most promising areas of note are Orak's office and a locked iron door, that should lead into a room directly south of the office.
Upon returning to the bathhouse a little bit after dawn the guards report...

The guards quickly dispatched the goblins, but are glad that you are taking over from here. Now that the guards know where to look, they will be keeping an eye on the bathhouse, but tell you that Skellerang wants you to find the source, and that the bounty is still in effect.
When he wakes up, he confronts with the others after the guards report.
"why don't we just get a warrant from Skellerang to search the bathhouse's premises?! Anyway, if the owner is under the influence of some magic, it may be useless, does any of you have any other mean (maybe magical) to make him confess? or any other idea?"
