Yes, once Khessa and Dusk confirm that the townhouse is clear, Xanrym will follow the others inside. He'll leave dragging the Derro into the townhouse to the stronger characters while he brings up the rear, checking whether there's anyone in the street / in the buildings nearby observing their arrival at the townhouse.
As Khessa invisibly investigates the townhouse, she sees that there are a lot more Derro inside. At the moment they’re sitting around waiting, oblivious to your presence.
Khessa takes the time to count exactly how many Derro there are and to look for any Derro blatantly different from the others (such as someone with significantly better equipment, who could be a leader or an elite member, or someone with holy symbols or spellbooks, who could be a spellcaster), so she can accurately report.
The blonde arcane warrior then reports the information to the company and suggests: "If they're all of the same mettle as these, perhaps an area-of-effect spell cast among them is the simplest solution. We could wipe them all out at once. We already have these other two to question..."
"Anyway, whatever 'cleansing' method we choose," the tall adventuress concludes, "they're not expecting visitors—probably because they were counting on these two guardians to alert them in case of trouble. So if we suddenly throw open the door and enter, we should catch them all by surprise."
Theldrin nods, "Let's hit them now while they're not expecting it... we can leave this one tied up here for the moment." He continues with his typical scowl as he checks over his gear and gets ready for the attack, "I'm almost out of spells myself, but ready."
Khessa smiles, anticipating another clash in which, at the very least, the party should start with an advantage. She checks that her companions too are ready and, if everyone is, she opens the door to allow Theldrin to start the 'fireworks'.
So Khessa steps through the bottom floor of the townhouse, counting 12 derro in all. She overhears their conversations and comes to understand their boss "and his pets" are upstairs interrogating Irennaste. Khessa would need to roll another Stealth check to get in and check it out.
If possible, Khessa would like to avoid tempting fate further... once she's described the situation to her companions, her plan would be: 1) She throws open the door (not stealthily, but quickly). 2) Theldrin casts Fireball (or another area-effect spell) on the 12 Derro. 3) She and the rest of the party rush inside to finish off any survivors. If there are no survivors, they rush up to the boss instead.
I've updated the map, and I'll describe it here too. The Derro are littered all throughout the house, so one fireball probably won't be enough to get all of them. Although you could probably take the four of them in the first room, and maybe the second, I'd have to check what the deal is with areas of effect through doorways. If everyone's ready to go i'll go ahead and roll initiative for you all:
Group 1: You all
Group 2: Derro
You all are up, standing out the front of your townhouse infested with Derro.
(OOC: Theldrin is down to one 1st level spell slot, so no Fireball and didn't prepare Sleep. Might use Thunderwave if surrounded later. Maybe Syllen or someone else has a good AoE spell, probably will just be using Fire Bolt for getting started. Could use Stinking Cloud scroll but would rather save that one.)
