I don't think Pass Without Trace would make the door silent, but you can make a fresh Stealth check to try to open it quietly and without being detected. Of course if someone is looking directly at it, it won't stop them seeing it open.
The boots help, though I think the three-storey mansion would still be a bit beyond your reach. Nevetheless, with a bit of jumping and a bit of climbing, you make it to the roof. You see a roof, and there are chimneys in two sets, one near you and one across the other side, with smoke to indicate there is a fire somewhere below.
Any attic cornice, vents, or balconies within easy reach (roof or third floor)?
Scupper listens for Inky’s mind and looks for his bird so he can let the group know he’s on the roof and looking for access. He’d also want to communicate the voices just inside the back door. “Careful me hardies. We’ll not talk our way out as heroes tonight.”
There is a singe balcony on the west side of the building, on the third floor. You got a reasonable look at it on the way through the garden, and there's a large glass double door that opens onto it. It would be easy enough to drop down onto it, though you cannot see inside the building until you do.

What you see on the map is the back door. There are windows on the ground floor and higher floors, yes. All appear to be closed at the moment.

Strix looks around nervously, torn between melting back into the shadows and waiting patiently for the rope which is probably coming. Probably.
