For setting up the rope Violet, make a sleight of hand or thieves tools check to tie the rope and hide it by the door. Then if you are throwing rocks? (correct me if I read this wrong) to get the their attention and try to get them to come out, make some attack rolls adding just your dexterity or strength modifier (unless you are proficient with rocks?).
Violet, you get the rope all ready and nod towards Jeremiah who throws a rock straight through the window, breaking it.

They dash for cover when the window breaks but when they look up and see the little kid standing outside with a large metal creature, they grab their swords and rush for the door. As they run out of the door, the fail to see the rope and in short order there are four small black feathered avians laying on the ground with you all standing around them.
Roll initiative, you all will get one round of surprise. I think Gorm was waiting to grab the last one so if you want to roll a grapple before your turn go for it.
Gorm initiative: 15 (grapple was more for if the little trap didn’t work, Gorm’s fine just trying to knock one or two out for questioning... no grapple needed.)

Wham! Screech! Both blows land solid blows and the two Kenku do not look very good after that, bunches of feathers flying off of them
Vi will pounce on one of the other prone Kenku, a dagger in each hand, also non-lethal damage to subdue:

If still looking feisty, Vi will try to keep the dogpiled Kenku down and whack it on the head with the butts of her daggers:
