A key is provided with the rug. The rug has an area of a 5 foot Squair, on it is a image of stairs that leads down to a door. When the rug is placed on level ground the image becomes real after a minute and can be entered. Beyond the door is a well lit 15 foot by 15 foot room that resembles a cottage with wooden flooring, timber and plaster walls with a hearth that has glowing red crystals in it that keeps the room at a comfortable temperature.
If the ground under the rug is disturbed or destroyed it reverts to is normal state. Any damage to the rug will be repaired after a week, if destroyed will reappear in a nearest unoccupied space of the key after 1d6+1 weeks. If the key is destroy the contents of the room appear in a nearest unoccupied space of the key, and the rug becomes nonmagical.
While a creature is in the room the rug can not be removed. If the ground under or the rug it self is disturbed or destroyed any creature in the room is expelled and must make a DC 15 Dexterity saving throw or take 2d10 bludgeoning damage and be knocked prone.
An extradimensional space created by a handy haversack, portable hole, or similar item acts as a creature if in the room. Any part of the rug that enters a extradimensional space is destroyed.
